Gregory U | Should I cosign on a home purchase with my fiancee? |
My future wife has the down payment and all costs covered for an investment property. We will still live at my parents home and collect rent. I agreed to co sign on a loan with her since she saved the down payment, I love her and we are engaged, but she does not show enough income on the books. She does have enough income to fully support the home on her own. |

Yikes..personal experience, don't do it.
If you choose to do so prepare for the worst.
I hope it all works out, but you aren't married yet and this could cause big problems if things don't work out. |

YOU WILL LIVE WITH YOUR PARENTS?! LOL. If you cant afford rent why buy a house to rent out. The tax advantages go with living in a home for two years. Would her income be enough if she was paying rent for a place to live? |

Personally, I would not. Anything can happen until the marriage is final.
What you do is up to you. |

If you are secure in your relationship, yes why not? You will eventually own property together so why not start now. As long as your financial interest in the property is protected. Your name on the mortgage makes you liable for mortgage repayments, but it does not give you ownership rights over the property. Put your name on the title as registered proprietor, or lodge a Caveat document.
It would be wise to consult a solicitor first for advice and to establish an agreement as to what is each percentage of ownership, tenancy (here in WA, either "joint tenants" meaning if one of you dies, the share goes to the other person by survivorship rights, can only be used if 50/50, or "tenants in common" meaning your specified share of the property becomes part of your estate, dealt with in accordance with your will) how much each will contribute to repayments, and how the property is disposed of if your relationship ends. |

NO NO NO If you are not married yes you can be held responsible for the mortgage, but have no vested interest in the home. Never unless there is a legal tie. Check the blogs what once was love turned into who owe's who, and who owns what. Tis on these blogs al the time |

I would personally wait until you are married, but if you feel comfortable then do it. Just remeber what could possibly happen if you two don't make it. |

No. You should not be marrying her if she will not show you the books. |

It's only fair. She's putting in the down payment. That way if you two ever split up, you both have an interest in the property. |

Mine? Use your gut man, if you think that you guys are truly going to be together forever, and she wont **** you over on it, then go for it, but in my experience your instincts are to be trusted, if contemplated. |

Home loans are now available to many people for whom they would have been out of the question just a few years ago. You’d be in much better shape to bargain for better interest rates if you had a more impressive credit history, but if the house you want is the deal you believe it to be, a bad credit home loan can still work to your advantage.Your best bet in assuming a bad credit home loan is to pay as much cash up front as possible, and see if by doing so you can negotiate a lower interest rate.

You’ll save enough money over the term of the loan to compensate for the sacrifices you had to make in handing over the down payment.
The bad credit home loan can be a win-win proposition for both lenders and borrowers; the lenders, thanks to the higher interest rates, get bigger returns on the money loaned, and the borrowers get a homes in which to build equity, and chances to restore their credit records so that the first bad credit home loans they take will also be the last! |

I would make sure you had a written agreement as to your specific rights and responsibilities regarding this property. |

Sounds okay, as long as your name is on the title too. |

Go ahead after all you did already promise and she held up her end of the bargain by saving the down payment. Just remember you will be financially responsible as she is. |
