In Texas at least agents can't receive a fee for sending people to a loan officer unless several restrictions are met including notifying the buyer that we are receiving that fee. I find it best not to try and get a fee, but to send the buyers to the best mortgage brokers I can find.

You should never pick a loan officer from an add or email or website. Always use someone that you have been recommended to by a friend that has used them or by an agent you trust. There are lots of crooks in the mortgage business that can defraud you or mislead you even if you are very knowledgeable.

Use someone that is local and you can meet with face to face.

Each time I've bought a property, I've allowed the broker at the Estate Agents to try and find a mortgage for me. Each time I've found a better deal with very little effort.

and then go and see the mortgage advisor at the bank you have a current account with to see if they can beat the best deal you can find. So far, for my own particular requirements, I've never been able to beat what Abbey have offered me, and there are advantages of convenience in having your current account and mortgage with the same company.
A final tip, ask for a quote for paying your mortgage over a slightly shorter term, perhaps 22 years instead of 25 (I always get a 15yr one). It doesn't cost much more each month, and saves loads on interest in the long term.

im going to tell you right now, straight from an ex loan officer. Don't go with a broker. Go to a bank. A broker's gna rip you off. They charge front end and back end. Front end fees being the fees you see on your documents at signing, and back end fees by giving you a little bit higher of an interest rate than u deserve so they make more money from the bank they sign you with. The process can also take longer, which can cost u more money depending on the type of loan ur currently on if ur refinancing. They also can span the loan out so long that when it comes time to sign, you see like $8k in fees but don't want to wait again so u just sign. Go with a bank. They'll quote you right, get it dont timely, and wont charge you ridiculous broker fees.

Always shop around, please bear in mind that a reputable mortgage broker will only charge a small fee for getting a mortgage offer in place for you and should only want paying once you have completed, they will search a panel of lenders for you to find the best deal available and answer any questions that you may have and will not charge a fee for this service so if your sale falls through then you will not have to pay them anything.

Only if they are independent. Chances are they're not (even if they say they are) so you're better off searching for an independent financial adviser in your area who is not affiliated with any particular product / company and will give you unbiased advice based on your circumstances.

I wouldn't....speaking from experience, they get a fee if they cajole you into doing that and they make false promises that it will go through quicker and that just doesn't happen.
I have tried and tested both the independent and the recommended and know what I am talking about.
There are plenty to choose from, don't rush, shop around and get the best deal.

Try and use an independent financial adviser (IFA). They'll invariably get you the best deal.
The estate agent provides a mortgage broker because they get a large commission from any mortgages sold not because they can get you the best deal

I would shop around. If they can give you a good deal than yes. Take the offer you get and see who will try to beat them. Banks and mortgage companies will compete for your business. You can negotiate with them just like you can with the price of the home.

Where I am licensed any payment that is made buy anybody to the real estate agent it has to go through the broker and be disclosed. Otherwise it is considered a kick back and is illegal.
