Should I hire this real estate agent?
Hi, I've deceided I would like to sell my house, and then buy another one. My RE attorney suggested an agent (who works for an agency) that i've never heard of. okay, i call him and he comes over, blah blah, and then comes back with a price of my home. I later look up his web site, and notice hardly any listings. so, i left him a message, that I'd like to have a list of properties that he has listed and sold and how long they were on the market for. as, I am concerened that he wants just the listing, and then it would go MLS, and he gets his 2.5 % without lifting a finger...please comment on what you think...thanks in advance.

Look, I asked a simple question regarding an agent. I did not imply that I did not want to pay anyone, and that I was overly critical...omg...these real estate agents, who did answer my question incorrectly, I'm glad your not my agent. obviously you are not paying attention to my actual question.

You are right to be cauteous. 90% of them do not have a clue what is going on. Only about 10% of the agents are selling anything.

Find out how many deals he has brought to closing. If he has only been in the market a couple of years you can expect 50 or so. If he was active during the "boon" there should be several hundred, the decent agents were selling 4-5 every week.

Also ask him what he will do to promote and advertise your property. You can expect a little direct sales calls, a little internet promotion, and a little newpaper advertising. How much of which really depends on your community. If you have a community where few people are online you would worry about that so much.

Nothing about your post suggest that you are not wanting to pay for the agent. You just want to pay someone who knows how to sell your house and will get you the best deal.

The fact that he doesn't have current inventory may mean a lot of things, not all bad- he may be working right now with buyers, or he does such a good job with marketing that his properties sell right away. More important than current inventory is his marketing plan, what does he do to sell his listings? I see low inventory and good marketing skills as the right mix- someone with a lot of listings doesn't have time to devote a lot of time on any one of them.

You know, if you're already not satisfied with your agent before he's had the chance to 'lift a finger', I suspect no love will be lost either way if you go another direction.

If you base someone's talent on a website that they, or their moron brother in law put together - especially if you are hiring them for a different skillset than web design - I suspect you'd be a little too critical for me to work for you, either.

it seems you have received a lot of good responses but some a little harsh, as an agent I feel unsettled over some.
But your agent could be new to the profession, but that should not stop you from hiring him. If he seems good at responding to your calls and questions and have you feel that they could handle the negotiations of the offers you could receive and if you feel comfortable with them, then give him a chance.
a lot of agents do pay for advertising and with the market it the way it is you should question the agent on who pays for all the advertising on your home. If it is the company they are with then that is a plus, as if it is them then you need to hope that they have enough in money to market your home correctly.

Hiring a Realtor is entering into a relationship. The Realtor may have only 1 to 4 houses they represent sellers for. And, the rest of the business is buyers. That's a good thing because they have more time for you. They should:

1) Be able to stage your home without making you hire a $10K service to do it for you. They'll have storage place to bring out contemporary furniture, paintings, and other things to turn your home into a model home.

2) They should have an eye for design. This could mean recommendations for you to paint your house (make it appeal to the broad market - not your personal nitch).

3) They should know about curb appeal. They may even replace some plants for you.

4) They should be well connected in their field. This means RE Attorneys, Escrow Companies, Loan Brokers, and other Real Estate agents. Note: If other agents do no like your realtor, they will stear their buyers away from houses being represented by that agent. Real Estate agents do play politics with one another. Reputation matters.

5) Reputation builds on itself. Real Estate agents are known to either close deals, or forget to tie up the loose ends. Escrow companies know who the good ones and bad ones are. Escrow companies constantly chase the bad ones to get their clients documents in. Good Realtors chase the Escrow companies and mortgage companies. They are relentless... working for their seller.

6) Your Realtor should be able to take care of your house while you're out of town (extended - even weeks at a time). This means watering, trimming, and facilitating home maintenance.

7) Your Realtor should have a relationship with a handyman. He/She should offer to bring over the handyman and FIX anything that needs to be addressed before your house is officially listed on the MLS.

If your Realtor isn't all of what I described, they aren't worth the money they'll eventually get upon the sale of your home. Remember, that check could easily be $20K (depending on your sale price). Make them work for it. They are your right arm so that you can work on purchasing your next residence.

You should interview a minimum of three agents. That this guy was a referral from your attorney is inconsequential to me. You hire based on merit.

Here are some questions you should ask:
1. Are you full-time?
2. How many homes have you personally sold in the past 12 months? (Not your company, office, team. YOU).
3. What will you do to make my home stand out?
4. Do you have past clients as references I can speak with?
5. How many years of experience do you have?

Then, hire the one who has the best combination of track record and rapport with you.

First, trust your instinct. Would you hire an investment broker that has only 2 clients and does not make a good return or would you hire an investment broker that has 100 clients with a 20% return? If this guy does not have the credentials then run away and get somebody that you can trust with references.

if he doesn't do his best to sell your house, don't leave it in his hands! if he doesn't show you a listing you like, dont go for him. because there are many, many other real estate agents out there that are obviously going to be better.

you don't have to take these kinds of risks because you'll regret them when you find yourself in deep sh*t because you can't sell your house at all.

but then again, if he proves he's good.. go for it! :P

Are there any houses in your area that have recently sold? Go knock on the door and ask the new owners what they thought of their realtor. While your attorney can suggest, if your "spidey" sense says no - go with your gut. Nothing wrong with 2nd or 3rd opinions.

If you don't want to pay a commission, and since you obviously don't understand what expenses real estate agents have, then you need to list the house yourself so you can shut out 95% of the market that ARE working with agents.

Do you think that Realtors join MLS for free? My total fees the first year I joined were over $1,800. I pay $45 per MONTH to have access to it every day.

I also pay $90 for each lock box. I pay for my gas to drive the lock box out there. I pay for my car, the maintenance, etc in order to have one. I also pay for MY OWN health insurance and errors and ommission professional insurance, in case I make a mistake, you can recover money even if I don't have any.

I also will print flyers and a good realtor can easily spend $100 on flyers. That sign out front? I usually pay about $50 for mine and by the time I place out a half-dozen directional signs that get stolen, I've invested another $100.

I usually will advertise the home, which for a page in the real estate section, costs me over $1,000 PER MONTH.

I also field ALL phone calls, which means I have to have a land line as well as a cell phone working (and pay for all costs associated with it) and I will voluntarily drive out to your home to meet anyone that isn't working with a Realtor.

I'll also probably make many trips to a home where people don't show up at all.

I also make copies of all of the contracts...that is another expense. I pay for the computer, the software, the fax machine, the copier, the ink cartridges and everything else.

If your Realtor works for a firm, he has to PAY THE FIRM monies every month to work there whether he sells anything or not. He has to pay quarterly taxes on the money he earns...about 50% will go to his broker and he may get the other half. So let's say it's a $100K house on a full 6% commission...unless he brings the buyer AND lists the home he only gets 3%...that's $3,000...his broker gets $1,500 and he gets $1,500 and by the time he pays his taxes on that, if he's lucky he'll get $900 out of the deal BEFORE he starts paying for all of the expenses that I mentioned above.

SO NOW YOU KNOW what an agent pays out listing a home with NO GUARANTEE THAT IT WILL SELL AT ALL.

If you don't like the agent, get another one.

If you want something for free, sell it yourself.

You sound like the type of seller that wants all the services, but don't want to pay for anything, which are listings I GLADLY pass up.
