Should I just walk away from my house?
I am currently buried in my house payments and student loan debt. I have an opportunity for another position in another state for considerably more, say 50%. I owe about 30% more on my house than it is worth. Should I take the other job, walk away from the house, rent for a few years and pay off the student loans?

how many times does this question come up on here? the thing is...you can't just "walk away from a house"! if there were no consequences for doing such a thing, don't you think that everyone that is facing foreclosure right now would be doing that?! that's right, they aren't, because there are very serious consequences.

1. home is foreclosed upon.
2. your credit is nuked (100-150 pt. hit on all 3 bureaus). good luck
renting then. they check credit reports too.
3. lender sells the home and then goes after you for the deficiency.
4. a judgement is granted. lender can then levi your bank accounts,
garnish your wages, or put liens on your other property (all of these
things depend upon your state and the language of your lending
agreement).
5. judgement shows up on your credit reports, further impeding your
ability to get things on credit. these negs will stay on your credit
for the next 7-10 years.

you had better talk to your lender and find out what your options are. if your above is the best that you could figure out, you are in big trouble, my friend.

The ethical answer would be no... You entered an agreement, it
is time to man up. Call your loan company and discuss your options, perhaps you can short sale, refinance, etc... It may not be a big issue in your mind right now, but they can and will come after you for any unpaid amount owed on the house... How is it going to look on the new job if they have to start a court ordered garnishment of your wages...?

NO WAY!!!! KEEP YOUR HOME!!!! Help is out there, we found it. My husband and I own 4 properties in 2 different states. When my husband got laid off work in Feb, money got really really tight. We almost lost our 2nd home and 2 investment properties because no banks would want to refinance any of our homes. We were ready to give up until we learned about Loan Modifications. After speaking to about 6 different companies, we found Jim with Home Mitigation Direct in Orlando, Florida. He was very helpful and explained everything in detail to us throughout the process. Needless to say, Jim was able to help us save all of our homes. I am sure that he would not mind if you called him to help you too.

Do not walk away, try for a short sale, if you do in fact want to keep the home you can always call HUD for assitance. I work for a major bank, HUD has been helping my customers request modifications & in some cases has even made payments, phn# 800-569-4287. You can also contact the Office of Home Owner Preservation: 888-995-HOPE

Wow, it's that easy for you? You don't care about the impact on your financial future or others in the neighborhood? How selfish.

I would suggest talking with your lender about deed in lieu of, or begin the process of trying to sell it. Of course you can always simply as you put it, "walk away".

TALK TO YOUR LENDER FIRST. Ask them what type of options you have. List the house yesterday with an agent. Get good information and do not walk away. Work as hard as you can to resolve your obligations. You bought it work hard to figure out how to pay for it.

Think about the reprecussion this will have on your financial credit. You might just need excellent or good credit for that "new" job, credit card or other necessary stuff. If you walk away from your house you will not only lose all the money you put into it (mortgage payments) but also yoru credit will be ruined for the next 10 years. Now if you are not planning on using your credit for that long--then I'd say go for it. But it is not the smartest of choices. If I were you, I'd try and sell the home and also renogotiate with your lendor the value vs what you woe them. They might just let you get away with what the home's worth than what you owe them. It doesn't hurt to try.

You always have the option of renting your home to someone else for more $$. You can then move to that other state and take the job. BUT, be prepared to deal with tenant issues and maintenance repairs should something of that nature happen.

Best of luck!
