Should I offer more than the asking price when buying a house?
I had an agent tell me that I should offer more than the asking price. I don't really understand why. She said that would actually help me. Any real estate professionals who can answer this?

I'm a little worried becasue the mortgage company that pre apporved me put me in touch with the agent. Could the agent be working with the mortgage company to scam me some how?

You don't indicate if the agent is a buyer agent, contracted to work for YOUR best interests. In any event, before you offer more than asking, ask for written evidence of recent and comparable property sales, so that you can assess a proper market value for this particular property. It MAY be underpriced (as some banks do on foreclosures to generate a lot of offers) or it may be fairly priced, or OVER priced. Before you sign on the dotted line, assure yourself that you are paying what is required to obtain the property.

I'm not a real estate agent... but in the current climate with property prices falling it sounds like hogwash to me.

I'm as interested to see a real estate professional explain that one as you are.

If you're in an increasing market it helps to get the purchase offer approved. If you're in a declining market, why would you want to pay more than it's worth?

It depends on the market where you live. In central CA, we placed offers on 5 houses that had between 20-40 other offers already on them. Even two days after listing! Our offers were all a few thousand over offering, but got rejected by better offers.

We found another house (it was actually the first house our agent wanted to show us, but we thought it was too blah) and really liked the interior and neighborhood, so we offered 4k over offering and got accepted. We're doing inspections this week and should close next month. Woo-hoo.

Anyway, your agent would know what the market is like and should guide you based on that. If you're not happy, find another agent.

I'm not a real estate professional, but I can tell you you should fire your agent. My fiancee and I just bought our first place. It was going for $189,998. We offered $180,000 and a year of the association. They accepted.

Unless you are in a terrible bidding war, I would never offer more than list unless the property is appraised for way more than what the list price is.

You need to tell more.

There are reasons that you offer more. Bank properties sometimes will set the price very low to get multi-offers. If you offer the asking price, there is no way you would get it.

The only reason the finance person put you in touch with an agent is because A) they trust them to take care of you and B) they trust the Realtor to keep you on track with his/her financing and not switch to someone else.

If the Realtor is representing the property (a dual agent) call a reputable real estate company and switch to an agent who only represents you. It's free as the seller pays their fees and the most you pay is a house fee of a few hundred dollars which you can negotiate away since they'll have minimal work involved. They can provide a "comparable market analysis" basically an appraisal computing the value of this property. A good agent wouldn't let you make an offer without doing one for you that you could review and feel good about your choice before making an offer.

It doesn't matter if it's an appreciating or declining market, it doesn't matter if someone got a "super duper great deal with three hundred years of homeowners association dues paid", or anything else for that matter. All that matters is if it's a fair price considering the overall real estate situation in your market (your Realtor's job to figure out) and most importantly: how bad do YOU want that home.
The asking price is irrelevant. It's comparative value to homes in that market is what determines it's general worth.

Things are worth what people are willing to pay for them. Period.

By the way: Today's best interest rate is 5.5% FHA fixed 30 year, 5% 15 year, and closing costs vary from 3%-6% depending on the mortgage amount (in general).

Run, don't walk from that agent. Then call the National Association of Realtors and submit a formal ethics complaint. Then call your state's licensing board and file an ethics complaint.

Even if you found a house and there was a bidding war with five other contracts, this is NOT the time to pay a premium for anything. Be patient, get a real professional, ethical and experienced agent and find a much better home. Today's 30 year fixed rate FHA should be 6.00%or lower, and the total closing costs should not exceed $3000. If his buddy the mortgage guy is higher than that, run from him too.

don't be worried you were referred to an agent simply because an agent is necessary to culminate the real estate transaction but this agent must have a dti license it is just standard operating procedure unless of course if you were a direct buyer and is transacting the sale directly with the owner as for offering more than the asking price i don't see the logic in that.
