Shop around for the best realtor you can hire. Ask friends and coworkers who they used and have been happy with. This is the best way to get your moneys worth when working with a realtor.
They are bonded by the state lic. board, they have a license indicating that they know how to do the job. Is time a factor? if not, then try FISBO for yourself for a few weeks, just to see if you can sell it.

Depends upon how saleable your house is.
Using a Realtor affords you the luxury of having your home on MLS, and the security of knowing that whomever views your house is qualified to buy it. A realtor also can actually save you money, by making sure you do not price your home under the market, and can also be valuable in negotiating offers.
Remember, most FSBOs (For Sale By Owner) are done to try and save the commission. Most buyers of FSBO's are looking at that same number, trying to negotiate it off the sales price.
In the heyday of the blistering market, it was much easier to FSBO your home, as offers would come in within hours over asking. Today, it is much more difficult, with bloated inventories, and less customers. |

If you're looking to have less stress, don't care to work full time in trying to advertise & market the home, don't care to meet with all the "looky lou's" of the world, don't care to pre-qualify each prospective buyer, don't care to answer endless calls regarding the color of your carpet, don't care to negotiate the best possible deal, don't care to ensure that you're meeting all required disclosure issues and don't care to monitor all aspects of the transaction - I would suggest hiring a Realtor.
You will save time & money in the long run and eliminate potentially endless hassles for yourself.

You get what you pay for. A realtor can really earn their commission by taking a lot of detail work off your hands. I've done it both ways. |

Depending on your urgency yes, the market has slowed down considerably and if you are looking to have your home sold within 30-60 days an agent is the way to go however if there is no rush you can save thousands by doing fsbo, market your home if you go this rout through the newspaper, craigslist etc. hope this helps |

Visit 4thishouse.com. They can list you at your local MLS for just a one time Flat Fee (for as low as $249.95) with no listing agent commission. Plus a listing on Realtor.com and 4thishouse.com. Its a great program for home sellers. listing agent commission is usually 2-3%. Compute the difference against the flat fee and that's your savings. You only need to be in the MLS so buying agents will know you are willing to pay them commission and they'll bring you ready buyers. |
