Should I relisted a with another realtor after 6 months!?
My house on the market almost 6 months now, drop the price twice already, but not a single offer, Should I take my house off the market after my listing contract end with my current agent and relisted with another realtor with a reduce price or Should I stay with the old agent and just reduce the price again? By listing with a new realtor, will it help the status of my home as a new listing on the market? what will be the pros and cons of doing this?

where do you live? switch only if you think your realtor is not doing due dilligence. average sale time right now depending on area is 6-12 months. some places are as many as 18.

1) This is a buyer's market and there's no promise that it will sell with any other realtor.

2) You can't. You signed an agreement when you first listed the house and it says that the realtor has until x date to sell it. At that point you can move on.

Is your house competitively priced for your area? Even with the price reductions you mentioned, it might not be enough. A house that is not priced properly may be on the market for a long time. There are lots of examples out there. Six months is not that long for a home sale unless you have something special in an excellent location. Check with your local tax assessor to find out what they think your house is worth, then check with Zillow.com and see what they think. All this is free and easy to use. Remember, for your house to sell, it has got to be correctly valued. Good Luck.

Get another agent. Ask the new agent how many houses they personally (not their broker) closed in the last 6 months. If they are not closing at least 3-4 a month then keep interviewing. The real estate market has been flooded with unskilled agents, it is time to get back to workign with people with real sales skills.

I really don't see the use of sticking with an agent that hasn't produced. Were there any offers made and if so, how often? I don't know about reducing the price but the MLS will show the history as well as the price reductions. I would definitely take it off the market, let some time pass before relisting, although spring and summer are the selling seasons. My parents dropped their first agent, relisted with an agent that helped set up their home so it looked like a model home and after a couple of months sold it for their asking price and this was in the Fall.

Depends on your realtor. R U happy with him/her? If not, by all means, take house off market & go with a different one. It couldn't hurt to get advice from a different realtor.

Has the existing realtor been doing their job? Broker open houses, public open houses, advertising on a regular basis?
How are the listings in your area? Is there a glut? If you list with another broker and it was in the MLS, the total market time will show regardless how many times it's listed. Ask your realtor to do a new CMA(comparative market analysis) to see what comparables to your home are. That way you can tell if you're priced in the market.If your realtor balks or hasn't done the above, then it's time to get a new realtor nad ask them to submit a marketing plan before you sign with them.

Hi my grandmother is a Realtor and I know how she looks at it. Some times it is the area of the home and some times it is the Realtor. If the area is OK but not real great it could mean the Realtor needs to increase advertisement. Also have your Realtor look up the most recent sales in your area on homes close to what u have , see how the prices vary to what u have your house at. Also if the Realtor has not held many open houses u might increase that. Have her put more pictures on the listing some people go by pictures as well.

As for a new agent here in Ohio most houses are on for almost 6-8 mo before they sell. When the Realtor pulls the other listings up it will also tell how long they have been on the market.

Not a single offer after six months? What's your agent been doing all that time? They should be providing you with weekly reports on what they've been doing (advertising, broker tours, open houses, neighborhood canvassing, etc.).

At this point, you have everything to gain by switching and re-listing with someone else. Regardless of your relationship with your agent, it's time for a change. Find someone with a better feel for the market and where your property fits in, value wise.

Most MLS's will show how long it's been on the market under the current listing and also the total time it's been on the market, so taking it off, and putting it back on won't help...but at least you'll know that you're making an effort to sell it.

In this market you need the extra edge to get the property sold.

Most agents have never heard of FengShui so you have to do the work yourself.

I'm the only agent in Scottsdale Arizona that I know that Fung Shui's property.

I always test the waters FIRST before mentioning it since some people think it's voodo and shy away.
