SM | Should I rent my house to a tenant claiming Housing Benefit in Surrey? |
Hello, we have recently brought a 4 bedroom house. We are planning to rent it ASAP, so that we dont have to keep paying mortgages from our own pocket. We already have another house where i live in. So honestly speaking, we cant afford 2 mortageges for a very long time. We have few vieiwing from different agent and one agent came back with a fmly who claims benefits because he fostered a child (both parents work, but council giving benefits as they fostered one kid from council). Other agent gave us a divorceed lady, who has 4 children and claim full benefits from council (she doesnt work but looks after 4 kids). Both have agreed for asking rental price.
My husband had a bad experience few yrs ago giving his previous house to a council ppl and having difficulty in getting them out the house. He had to go through solicitor, and get them evacuated. They later messed the whole house. Can someone please guide us Pro's and Cons of renting to ppl with council benefits? |

Well, the benefits will only come if the person is entitled to them. However the application will take ages because the council are rubbish. So your tenants will be in the house before you start getting any money. Although the money will be backdated.
The woman with four kids is probably getting a lot of money in benefits, and will continue to do so for a long time. You need a reference from her privous landlord to establish why she is now in a position to move house. The council will always pay up for her because they won't want the kids to suffer and become homeless.
Pros: Once a claim is accepted, the council will pay up and your rent is guarunteed straight to your bank account.
Council tax arrears should not happen if someone is on housing benefit.
The woman with children will probably be a long term tenant.
Cons: It can take a while for the claim to be processed.
Some DSS tenants are not as respectful of the property and the neighbours as working people.
YOU MUST: insist that the money is paid directly to you from the council, rather than to the tenant who then gives the money to you. this way, if the tenant has overdraft charges etc at the bank they will not eat up the rent money. |

i rent a house from a landlord and due to certain reasons i find myself currently on benefits and my house is beautiful and kept beautiful and i have two kids and a dog, dont judge everyone the same!!!!!!!!!!!!!! |

If you have a mortgage you should contact your lender before making any decision as some lenders do not allow you have DSS tenants under the terms of the mortgage. You may also find that they accept the couple with the foster child but not the women claiming full benefits.
I would recommend meeting both parties, gaining the credit references and asking for additional references if you want from previous landlords. Not all single people with 4 children are necessary going to be bad tenants and leave the property in a mess but bear in mind that the wear and tear on the property may be greater, the more people/children live in it. However, you could increase the deposit to take this into account.
The main pros of the DSS tenant is that they are probably on the housing list but are likely to have a long wait so you could have a permanent tenant for many years, thus saving you money in keep finding new tenants every 6 - 12 months. However, the downside is that the DSS (not the tenant) are not always brilliant at paying the benefits on time and you must make sure that the benefits are paid to the tenant and NOT direct to you. If the benefits are paid directly to you and the DSS has overpaid, they will claim back direct from you and any shortfall you are left with, you have to then seek from the tenant which can be difficult.
We have 4 properties and 2 of these have DSS tenants in them. Much to many people's surprise these are our best tenants as they are grateful if have nice houses to live in and want them long term. They have both cared for these properties better than I would have done myself and always pay on time. One of them has been in the house for nearly 4 years and has become a personal friend now. We have also seem the flip side with one property and a very young mother so it really depends on the individual themselves.
Good luck and one final bit of advice... once you get a tenant in there try to save a little bit from the rent each month so if you are ever caught without a tenant you have some money to cover it. |

No reason why not. A divorced lady with 4 kids may actually be a good prospect provided her references are OK. You know that provided the rent is reasonable the Council will pay full HB on this property for her. You also know that provided she gives the Council all the information they ask for promptly (such as ID, bank statements, proof of benefits etc) they will pay fairly quickly (new claims are processed in about 4 weeks in this area), and you know you will get your money on time every month without fail.
Disagree with the previous poster though, always, always get the money paid direct to you, not the tenant. The piece of mind of knowing the money is coming into your account every month far out-ways the remote possibility of having to deal with an overpayment.
Also agree with another poster - just because she is on her own with 4 kids doesn't mean people should judge her. I had a single mum of 2 once, but only single because she was getting a divorce from her Policeman husband. We should not make judgements about people when we don't know the facts. |

You could ask for a larger deposit so if you have any problems then you can evict them and have this money to cover any missed payments. You shouldn't tar everyone with the same brush though as i have known lots of landlords who have had problems with private tenants and will now only take DSS, you can ask for references and a guarantor as well and make sure that they sign a tenancy agreement. |

yes,do'nt buy a house iff you ca'nt afford the mortgage.! As for renting it out,get your obligations to inform your mortgage lender that you intend to rent it out and pay the proper interest on the loan.Also make sure the Gas and Electricity is passed by a qualified engineer.Once you have done all that,looking for a tenant is always a gamble wether they are on DSS or not.I have been in the unfortunate situation of having to ask for help when I was abandoned by my husband many years ago and made homeless and I can assure you that the house I rented was left in a far cleaner and better state of habitation than I found it,and all rent and bills were paid up.Do'nt assume that just because a person has to rent and is on benefits,that this is by choice,it often is because of circumstances that are shattering enough to your self esteem,without being judged by greedy property developers out to make a quick profit. |
