They did offer to give us a receipt but I don't understand why they want such a large chunk of money in cash.
They are a large company but they seem to operate in a different way than other realtors.
Could it be their shiesty ways of scamming both us and the landlord out of money? |

First off Realtors don't accept cash.
They need to have a paper trail when they get audited by the department of real estate in their town.
Run as fast as you can before you get scammed.
Let some other dummie lose all their money to these con artists.

Its suspect.. checks are accepted legally by ALL realtors, landlords, etc that I have ever had/dealt with. I would type up a written receipt of what you are handing over in cash, and MAKE the realtor SIGN it and date it in blue or black ink, so that you retain a legal receipt in case this needs to go to small claims court. be watchful, sounds very sketchy! |

No way. That is crazy. I would call their brokerage. If they are independent I would call another Realtor. Nobody should ever have that much in cash, and there is no good reason to want it in cash. |

Don't do it without some kind of Documented receipt, albeit handwritten or whatever,don't just hand over cash without somekind of Receipt. Perhaps a Postal Money Order? those can Be cashed On the Spot at the Local Post Office.

First lets establish that we are talking deposit not down payment. VEry different.
It's not as uncommon or odd as being made out.
If they operate as a property managment co its not uncommon.
Just get a receipt.
Here is why they requested it.
We don't just let people move in by writing a check. If the check bounces we have to evict. A 15-45 day process. Legally we can only evict for nonpayment of rent, not deposit.
We would be out of luck.
There are so many counterfit money orders, even postal that most ebay sellers wont accept anymore.
Many don't realize that if a deposit check bounces, I can not evict for not paying deposit.......only for nonpayment of rent. In my state anyway. But you can guarantee that some renters DO know that and the system.......they can tie up a landlords property with a bad check and answering unlawful detainer for a 4 or 5 months without ever paying rent! Heads up Landlords, those people are out there.
If a landlord takes a deposit in any other from but cash he will eventually get burned........and learn the hard way.
We require cash on first months and deposit, always.
We also offer direct deposit.......so to their bank with them and deposit on a bank reciept....and get a written of what you are paying for.
It's not that odd.....and not necissarily a scam. |

This is a scam or a con.
A good Realtor *NEVER* accepts cash. It's too easy to violate the laws on commingling funds with cash. I have made people go pay for a money order in the past.
As a suggestion, contact law enforcement. You'll be doing this person's future victims a favor. |
