My current mortgage is $720.00/month (includes taxes and insurance)
Our current house is 3 bedrooms, 1 bath and needs many updates
We are considering selling and buying a 3 bedroom 2 1/2 bath, more updated home that would put us at about $1200.00/month.
We have a take home pay of at LEAST $4500.00/month (more if I pick up extra hours)
We have 2 children. Car payments of $600.00/month student loan $165.00/month and NO credit card debt.
What should we do?? Stay and remodel or move? Can we afford new payment? Additional Details My current house basically needs....a new roof, siding, paint the brick, garage, refinish cabinets, new countertops, gut and remodel bathroom, french drains in basement then finish and add bathroom, enclose side porch, deck off back, new driveway.
The new house is new construction and needs....driveway, yard, landscaping, deck, fence. |

Before you go shopping for a Home Equity Line Of Credit, go to Home Depot and talk with someone there in the kitchen and bath remodel section. Lowe's may have something like that, too, but we actually used Home Depot to remodel our kitchen and we are VERY happy. Cost was $14K and a bathroom may be less, depending on where you put it.
Is the master large enough to add one without blowing out a wall and making the place bigger? And, if not, can you 'see' blowing out the wall and adding a master bath en suite? Ask them for an estimate, but DO NOT open an account with those high interest rates. Get the HELOC instead. We used Pentagon FCU and they are great. 800 247-5626. |

I personally would stay, you are going to be cutting it close and living from pay check to pay check. If something unexpected were to happen you would have trouble keeping the house. |

I would venture that it depends on your desires. Are you happy with your current location, school systems, neighborhood? Is it convenient to work, playgrounds, shopping? Or does it's location mean too much noise, traffic, and crime?
Also consider - how much will it cost to add at least another bathroom to the house? Can you get a HELOC to do it? How much will that cost you a month? And is there a location for an addition or to remodel into a bathroom? What work other than the bath needs done? Kitchen cabinets or can you have the current ones refinished? Paint (that's cheap to do)? New light fixtures? Or is it larger things like a whole house rewire, new siding, or a new roof? Will you be able to sell the old house quickly (sales have slacked off considerably after the first time home buyer program ended)?
My suggestion is to make a list of what you need (and want) to have done to the current house. Get free estimates from several licensed contractors to see what that will cost. Check into the rates for a HELOC and how much that will add to your monthly payments to do the necessities (and then how much for the other things). Then consider if your house would sell quickly (can you make 2 mortgage payments if it doesn't?) Make a list of pros and cons for remodeling the current place vs. buying a new one. Then decide. |
