If you have an established relationship with a bank and good credit, then go for it, otherwise a mortgage company might give you a better deal. Whatever you do, contact at least three lenders (mortgage companies and/or banks) for a Good Faith Estimate (GFE) before you sign. As for mortgage companies, always look for a direct lender instead of a broker.

Personally, I would tell you to not just look at the rates. Yes, rates have to be competitive because this is what you will pay every month, but you have to be able to work with the institution that you are getting financing with. Banks tend to be more freestanding institutions that are more available to help you when you need it versus the mortgage companies. |

Maybe check out a wholesale lender around your area. Most work with many other mortgage lenders to give you the best 2-3 options you can get from mortgages and banks. Hope for the best to ya |

A banks rates will be a lot higher then a morgage co. Shop around with ALL the Morgage Companys and find the best rate with your ''income to debt ratio'' and credit score.Look for a FIXED 30 yr. morgage at about 5.5% and no higher then 6.5%, they are out there, you just got to do your homework. |

Shop around! Sometimes your bank can do more for you, but sometimes mortgage brokers can get you into something that the banks can't. Check with your bank, and about 2 to 3 mortgage brokers, see who can get you the best deal and depending on where you live, you may even qualify for down payment assistance!! |

Shop around for the best rate,
If your credit is good, you don't need the added expense of using a mortgage broker.
Countrywide is usually pretty reasonable, try your local hometown bank as well. |
