Should a real estate broker charge for a home price appraisal?
They are not wanting to sell their home, but they are interested to see what there home is worth. Do I charge? Normally, if someone comes and wants to sell there home, I go in and tell them what a good asking price would be. If I should charge for my services, how much?

Depends on how you want to approach this...could they be a potential client in a year or two, how detailed do you get i.e. is this a formal appraisal that will require an independent appraiser to come in?

If it just mean a couple of hours of work for you by just pulling up recent comps in their area, then I would chalk it up to working to get a potential client. If you are going to pay for outside services then I would see if they would be willing to cover those costs...

Also, a good question to ask yourself is what would my competition do in this case. If you charge and your competition doesn't then when they do finally go to sell your competition may get the 1st chance. Try to think long term and big picture here.

Are you an appraiser? Are you licensed in your state (if required)? If so, how can you not charge for a service you provide? Not charging is the fastest way to be out of business next year.

If you're only providing a real estate market analysis of their home, you have to decide what is customary in your market. Virtually no one in our market charges for a market analysis so I can't imagine anyone being willing to pay for it, but any owner would certainly have to pay for an appraisal.

If you are not a licensed appraiser, you cannot provide an appraisal. As a broker, you can only provide a Competitive Market Analysis unless you are *also* separately licensed as an appraiser.

As far as what to charge for a Competitive Market Analysis, most places will give that out for free to you probably can't get away with charging much if anything. Make sure you make it clear to them that you are only providing a CMA and not an appraisal, or if they complain to the RE board you will probably get a suspension.

It doesn't matter whether they want to sell the home or not - unless you are a licensed appraiser you can *only* provide a CMA. Think of it as marketing for when they eventually do decide to sell.

Normally a Real Estate Broker provides a homeowner with we call a Comparable Market Analysis, generally it's free. Most of the general public know it's a free service. So you aren't going to make money on doing CMA's for the public.

Now if you are licensed appraiser in your state, then you can charge for appraisals.

You must be a real estate agent working for a real estate firm....ask your boss how much to charge or if you should charge, but I would think that yes you should charge unless you think in the near future they would want to sell and you would be the agent they use.

If you have to charge customers to price a home, then you don't need to be in the real estate business AT ALL.

Pricing a home via market analysis is part of your job...if you don't know how to do that, then I would encourage you to find an appraiser and pay him a few bucks to teach you.

No way, no how I would even dare ask a client for paying for such a thing...and neither would anyone else in the business.

You get paid a COMMISSION when the property CLOSES....that is the only money you get.

You have to make it work.

PS: Legally, you may not be able to charge for it anyway b/c you are not a licensed appraiser.

In the UK you'd have problems finding an estate agent who charges for giving a market appraisal (valuation) for a house, unless it was for probate or divorce settlement cases.
