...I set up a new email address. I recommend my self in writing (hehe). And then I leave, as a contact number, my own second mobile phone number (the one she doesn’t have on her records). So even if she follows up on the reference she will just ring me and I will pretend to be my boss.
What do you think? Should I try it? I mean, how would she find out? Is she just looking for the reference as standard practice, or do you think she would really follow up on the reference? I know it might seem like what I am doing is wrong (or even fraud) but I know I would be able to pay the rent (I’m very good with managing on a budget) and I know I’m a good tenant. It’s more a case of, what the landlord doesn’t know can’t hurt him lol. Plus I’m excited by being a bit bold (I’m a goody two shoes). I could always try to get an apt. where they don’t look for references, but I want to see if I could get away with this!

This sounds like the kind of situation I'd get myself in to!!
You have two options. I believe that there is a mostly-honest way out.
If you've already told her a fib and said that you're in employment and haven't mentioned that you're leaving, you could simply tell her that you have decided to leave your job but that you have savings. You don't need to tell her that you're taking a year off to write a novel. All you have to do is provide bank statements showing that you're good for at least a few months' rent whilst you 'look for another job'.
Even if she calls your boss, you should still be fine. Your boss may mention that you are leaving the company after your holiday, but is unlikely to say when you told them you were leaving. Even if he drops you in it by saying "yes, she told me months ago that she was leaving", you can simply say that you spoke to your boss about the possibility of leaving, but only just decided for sure.
In fact, you could go even further. You could explain that as your decision to quit your job was only a recent one, you could give 3-6 months rent to the landlad up front. You could even give the whole 12 month's. This would prove to her that there's no problem with you not having a job.
If she asks why you've saved up a year's worth of rent if your decision to leave your job was so sudden, simply say that you were saving up to put a big deposit on a place, but that you've decided to rent as you don't want to be tied down to a mortgage just yet. She won't really care, as long as you can pay!
You *might* get away with lying, but what would happen if you got caught? If nice rentable flats are easy to find where you live, you're in no rush to move and you're able to find another good letting agent (because they won't help you again if you've lied!), then you could chance it and if you get caught, look for another place.
This is a bit off on a tangent, but my boyfriend and I recently recieved an offer at the full asking price for our flat which we are desperate to sell. He'd been searching for over a month and told the agents all along he had no chain and was good to go. The day after we accepted his offer he called the agent and told them his buyer had pulled out. Meaning he had a place on the market all along and no offers. Now we feel that if he's lied about this, he could lie about a lot of things, so we will not accept his offer now. If your future landlady finds out you've lied to her once you're renting, she could turf you out after 6 months, if not sooner, and that would be bad for both of you.
Personally I would come 'almost' clean and be 95% honest as I suggested. It is a rush when you get away with doing something naughty, but if it were me, I'd feel guilty that I was lying to someone who might be depending on my rent money.

Is this for a job application? Is it something personal like dating?...OK, I see, it's for RENT or a lease.
Honesty is a pretty good policy but I won't sit in a soapbox and preach to you. I think many people fudge references, you can decide for yourself whether it is moral or not. As for the legalities...that is a very sensitive area. You may save yourself future legal problems and heartache by just going the honest route. Ask a friend or a work-mate/employer...etc |

You haven't thought this through far enough. So something happens and your letting agent finds out and then you are evicted and homeless as well as jobless! Why don't you just come clean with her, and she may surprise you. Can you not take the lease for just a year anyway and prove that you have the funds to pay? |

Do not forge your references they will find out!! Reference companies will ask for the exact dates you were working, how much salary you are on, wage slips, forms they have on you!!! plus they will write to the employer. so dont it!! They will check landlord refs make sure you paid your rent on time, how clean you kept it, that you didn't trash it. Check that you paid all your bills on time, make sure there no CCJ against you or bank rupucy. If you fail your refernces you could always have a guarantor!!!! |

Try not to get too worked up about this, it doesn't sound like a major problem. If you think she really won't like the fact you're taking a yr off for writing then forge the references and don't beat urself up about it - it sounds like you're doing it for good reasons. And if it ever comes up a few months into the tenancy just say you've now saved up enough enough to take time off, ppl quit their jobs half way through tenancies all the time, they can't chuck you out for it. So if you really really like the place I'd go with your plan with the new email ad and 2nd phone no, cos it's lying for a not-that-bad reason, then just act like you quit the job a month or so after you moved in if you want to be a bit more honest. Or if you really don't want to lie at all tell the truth and do your best to explain you have enough savings for a years rent, I'm sure either way it'll work out ok :) Really letting agents don't mind what your personal situation is as long as you can pay! |

I really don't see what you're worried about though. At the end of the day, she could get someone with glowing reference, anbd they could bugger off without paying, and trashing the place. My friend rented her house out through a so called reputable agency, and they completely trashed her house. You never can tell.
