It broke last week and the landlord says its out of warranty. He says he does not have to pay to fix it and that I am responsible for it. Do you have a rent and repairing lease? Your contract should tell you. It also depends on why the washing machine stopped working. If it was used incorrectly then your landlord possibly is in the right, but if it has been used correctly and not overloaded your landlord would be the one to repair/replace it. |

you should tell him you rented his property as it came with washing machine so hes in breach of his lease and you will stop paying rent if its not fixed or replaced

It will say in your tenancy agreement but i dont think that he will have to, the landlord is usually only responsible for maintenance on things like the boiler. |

It depends. Your tenancy agreement should tell you. If a working washing machine was included as part of the agreement then yes he does have to.
Some landlords are devious. My sister rented a house and the wiring was dangerous. The landlady gave her one days notice that the flat was to be rewired. All the walls were stripped of plaster and the decor and carpets were ruined. My sister had to pack everything and take her children to stay with my mother for 2 weeks and when she came back the place was like a bombsite and all her belonging were thick with dirt. Even then she was left without hot water for 6 weeks. The ***** of a landlady tried to tell my sister that she was responsible for redecorating and buying new carpets, and insisted that she paid all of the rent for the weeks she couldn't live there. All landlords should be made to pass an exam before they can rent a property. |

As a landlord let me inform you of your responsibilities, if you threw a cup at a mirror and broke it would you think it fair that you replaced it after all when you received it the mirror was in good condition. when you moved into the flat the washing machine was new, you have used it till it is not working, so it is your responsibility, if however, it was the central heating boiler then it is the landlords problem as it is a permanent fixture, the washing machine is not. Unless of course the machine constitutes part of the rent in which case the landlord is at fault otherwise pay up. |

yes it is the landlords responsibility to fix it as he put it in the flat so therefore it is his and his responsibility. out of warranty or not, he is obliged to provide you with working appliances that were there at the beginning of your rent agreement. |

If it's classed as fixtures and fittings then it's the landlords property and ultimately his responsibility to repair or replace.
If he has no intention of doing this then you should ask for a rent decrease as the flat is now less fit for purpose than it was when it was originally advertised. |

She bought a new one and phoned and told the Landlord who did not offer to pay her back. If the you rent the place as a furnished property and washing machine, tumble dryer, fridge freezer, was already there when you moved in, then yes the landlord has to fix it or find a new one,, but if they was,nt already there then no. but also they cant say no to fixing it and then when you leave try and take it out of your deposit,
