If you already have a car, hold off buying a new one until after you close on the house. You don't want to run in to any snags.

You probably wont be able to buy....They usually want you to be on your job 2 years first. Unless you are getting owner financing, i dont think anyone will give you a loan until you've been working 2 years. Dont rent a "nice" apartment...rent an "Ok" apartment and put that extra money away for a downpayment on your house in 2 years. Remember that even if you get 100% financing for a house, closing costs on a 200k home will run you about 9-10k Do you have that in your bank right now? Better start saving. Put away 500-1000 per month. You should be able to do that if you dont go crazy with buying stuff for the next 2 years. I make about 45k per year with wife/kid and i can save anywhere from 1000-1200 per month so i think you should be able to save at least 500-1000 being single. |

You brand new car depreciates as soon as you drive it off the lot. For the most part, real estate gains appreciation.
Hold off buying that car just yet. You need to think thru this carefully. While a nice new car is fun to have, it won't give you tax deductions on your income, it won't appreciate, it last's practically forever, a car is what 10 years at best? So let's use our smart college educated brains here. Even if you only plan to stay in town a couple of years, you still get all the great benefits of homeownership. In two years that new car's smell is gone, the tires need replacing... shall I go on? Logic my son, use your education and show us how good you really are! |

First piece of advice is to buy a used car if that isn't what he is already doing. I bought a brand new car when I got out of college. Looking back should of bought used and banked the money. Hold off on the house. Give the new job some time. It may not work out. He may decide to move somewhere else. Plenty of time to buy a house down the road. Stay at home for a year if possible and save a bigger down payment for when the actual home purchase is eventually made. |

He should rent until he finds a nice little wifey who also works and then buy a much nice place than he would have bought by himself. Dual income is the key! (...oh yeah and don't marry her just for her income!)
And by the way, if you're degree is related to the field of work then you don't have to wait 2 yrs to establish your income. First time home buyer programs great for college grads who have not established much of a credit or employment history. |

If he can qualify, he should buy the house. Now is the best time for someone new to get into the market.
Aftre buying the house, then you can look at a new car. But onbly after you move in otherwise it could after you qualifying for the home loan. |

I agree with whomever said that lenders usually want 2 years on the job. He hasnt yet established his 41k per year yet on yearly taxes. If he is paying cash, I think it would be a good idea to buy instead of rent. If not, I would consider living with my parents if possible for a year to save $, or rent something that is safe and reasonable in order to save for a home as well. After two years of saving and maintaining his job history and credit, he should be good to go with buying and probably have some imediate equity in his purchase. |
