ME | Should we buy a house? |
My boyfriend and I have been together for 3 years and plan to marry within the next 2. We are currently renting an one bedroom apartment for $500 a month. We found a house we like that is newly renovated for $50,000. We have $2,000 saved that we could use for closing costs. I am 19 and he is 23. We will be finishing college in 2009 and earn about $16000 a year together. Additional Details We live in KY if that matters. |

WOW this is freaky, you sound just like me and my husband, well except we're married now. We rent a one bedroom apartment for $500 a month, and are looking for a house. But the only thing I would say is wait until you are married. I only say this because, there are so many other options that are available when your married. Plus you'll have more money saved and you won't be spending as much: car insurance will go down. Plus I live in Kentucky too. Just wait, and don't jump at the first house you'll find. I have a cousin that did that. They got married and bought a 2 bedroom house thinking it would be enough, then had 3 kids. A house is a long commitment, be sure it will work for a long time. Good Luck with the search and the wedding. And don't worry about "playing house". My husband and I lived together about a year before we were married. We really did it because I needed a place to stay. We were engaged and I'm glad we lived together before getting married, now I'm used to his annoying habits, and vise versa for him. |

It would be best if you two just save money till you get married for a good down payment. What would happen if you happen to buy a home now and something happened in your relationship before you get married. It can cause all kinds of problems. If you just look on this Q & A site you will see what other have posted as questions that did just what you are thinking about. |

You might want to wait until after you graduate and know for sure where you will be working and living. When you jump from school to career mode opportunities can arise making plans today different from those down the road. Plus, you might be able to afford an even better house when you are both employed full time. Housing prices aren't likely to raise much in until then. |

I don't understand why everyone is telling you to rent! why throw your money away on rent when you can put it toward owning something? I think you guys should really sit down and budget out to see if you can really afford it, if you cave good credit, i would go see a mortgage broker because you might be eligable to get zero down financing. Save the 2000 dollars you have and keep saving so if that if you ever lose your job, you can fall into that reserve. Take into consideration however, when owning a home, you need to pay home insurances and munincipal taxes. there is also closing costs which will be about 1.5% of your expenses. If you think you can do it...go for it!!
(i am canadian btw, so i would talk to a local professional. Laws may be different)
PS HIRE A HOME INSPECTOR!! make sure you know what your getting yourself into! |

The first thing needed for financial security is a good, steady job. The second thing is home ownership. You don't have the first so it is a tough call about the second--in other words you are doing things backwards. I hate to see a young couple burden themselves with that much debt before even starting a career. It is a question I really can't answer for you but I lean toward the no side. Houses will be for sale after you finish school and start your jobs. I say wait until you careers are established--say 3 years and then reexamine your circumstances. |

I think if you guys have been together for 3 years you should buy, rent is only going to go up.
My husband and I lived together for 2 and a half before we got married we rent for 2 years if someone would of told us then to buy we would of got a great deal this was back in 2000. |

Do not buy a house until you are married, debt free, have a cash emergency fund of 3-6 months of expenses in the bank and know where you want to live.
Your income does not give you enough reserve to handle any unexpected expenses that comes with owning a house. Remember you are the one that has to pay for repairs, etc.
Go to www.DaveRamsey.com and read his material it is sound advice on how to live within your means and retire rich with no gimics or razzle dazzle programs. |
