My husband and I have been waiting 2 years to buy our first home. It has taken so long because our credit was too low. Now it is just enough to get us approved...
BUT my husband just put in his three weeks notice to his part-time job of 4 years.
As of right now he still has his current part-time job until the middle of March, he has an on-call job with the state now for 1 month, he is a volunteer firefighter (which he gets paid for somewhat) for 2 months, and he was just hired to another state job, but has not yet started and it is only seasonal.
None of these jobs are in the same field.
I have a full-time job with the state.
We want to apply for a mortgage, but I don't know if they will accept us because he has just quit his job.
Can we apply for the mortgage and give them his previous paystubs with his job of 4 years and 2 of his other jobs right now because he is technically still working there?
Or do we have to tell them that he has quit his job of 4 years?
Please help! |

I'd do it ONLY if you can honestly both say to yourselves that you can afford the mortgage payment on your salary alone.
Not only because it's the right thing to do for you, but because the lender will require it. It doesnt matter whether you tell them he quit or not, because the lender will do what's called a Verification of Employment and they will find out. They sometimes even re-verify this right before closing, or AFTER closing, to monitor the quality of their underwriting. |

I would wait until he has established his job situation, especially with the way the economy is going right now. The housing market has not hit bottom yet either, which means if you wait a little longer you might even score a better deal on a home. |

The mortage approval process has gotten really tight over the last year or so considering the huge increase in forclosures. The may look at his past job as his "potential" earning. But his income now is more important. The can not deny yoou just because the income is from part time jobs. But if the income from those part time jobs dont justify that mortgage payment then you will be denied.
More importantly, with your husbands income being so unstable do you really want to incure that huge debt/payment. Also, light, water, gas. etc. you dont want to be apart of the forclouse statistic. Good Luck |

As long as you will have the money to pay the mortgage I say you should go for it now. The fact that you are employed full time makes it less important that your husband be. |

You didn't say where you live, but real estate prices are still coming down. There is no rush to buy. Why don't you try getting pre-approved for a mortgage from a lending company? That way you can find out what price range you'd be eligible for when you go house-hunting. |

Stability is key when you are making the decision to purchase your first home. It does not sound like you have much of that going in your life.
You should not worry about conceling the fact that your husband is unemployed right not from the banks, you should worry about the fact that he is unemployed period.
Though it is a buyer's market, the reason we have come to this place where homes are being forclosed on at such high rates is because of people like you who buy a house that is too much for their current situation.
A good rule of thumb is to take your combined salary at this exact time (not what it used to be or what you think it may be someday) and use 1/2 as your budget for your mortgage payment, utilities and other regular bills. If you have any debt of any kind that should be taken into account as well. If you aren't able to get your monthly fixed expenses under this amount, then its not the time for you to buy, regardless of how long it may feel like you are waiting.
Also, you should go with the most traditional 30-year fixed rate mortgage with 20% down payment. It is hard to qualify with perfect credit and impecable working history for any other type of loan these days, let alone if you are in an unstable position. Lenders are looking for people with stability and a solid financial background to give money to and if you are having to fudge any part of the application you should question whether or not this is the right decision for you.
Make a goal of saving as much as possible for the next year, see what the housing market does and be patient. You will get there, just don't rush in to it as so many others did, only to end up being in over your head and losing your house later on. |

Well... If it was me in your place, i would go ahead and apply for a mortgage. DO NOT TELL the company you are applying with that he put in his notice. Since he has been there for 4 years then it shows that he has a great work history which is very very important to a mortgage company. Good luck with the house search. |

I would say go for it!! It is a buyer's market, most definitely. All they can do is say no. Remember, that most banks and mortgage companies will raise the amount that you qualify for too, so be careful not to get over your head in what you can really afford. Be smart, it is also the time for foreclosures. That is a great place to start looking for a home too. Is the foreclosures. I just bought a house for 70,000 and it's worth 120,000. I really lucked out. You really have to look in the area's that your interested in and they will have them posted. Like sheriff's sales and state sales. Plus, they post signs on doors of the foreclosed houses. Good Luck!!!! |
