We have had our house on the market in Colorado Springs since June. Our agents have us in the Remax magazine and on line, but have only advertised with a photo once in the local paper. They have never brought anyone themselfs to show our house? We do get showings but we have had no offers. Our contract is up with them in October and we are thinking of just getting different agents. We have an new house on contract to build only if our house sells. Our house is only 5 yrs old 2600 sq ft and fully landscaped. It is a stucco ranch style home with lots of upgrades, master suite, central vac, new flooring thru out just to name a few. we have lowered the price to $259,500. I know its a bad market should we just pull it off or hope a new agent will market more aggresive? |

No, I know it is a frustrating experience to sit on the market for a long period of time, but it seems to me that your agent is doing a good job. It is very easy to blame the agent in this situation, but the fact of the matter is 90% of the time, it is your price.
If you are getting a fair amount of showings, than I would say your agent is doing a good job. Remember, an agent cannot make someone put an offer on your house. If the house shows well and the price is attractive, an offer will come.
I would suggest asking for a new CMA of your area to see if your list price is attracting the type of buyers you are looking for. There is a difference between good and bad buyers. You ideally would like to attract buyers who are looking for homes at your price and below. This will make your home look far more appealing to the potential buyer. Pricing your home too high will only put you at a disadvantage because your home will be competing with bigger, more updated houses.

Depending on the incentives that you're willing to may offer may make the difference between selling and sitting. Are you willing to cove closing costs? Are you willing to buy down the rate?
Are your current agents holding open houses? People won't buy it if they're not seeing it.
If your agents are only doing the minimum advertising and not taking the extra initiative, then I suggest getting an agent that wants to make it happen.
It's true, this is a tough market, but its a buyers market. Meaning that there are still a lot of people buying homes. |

They will continue to tell you to lower the price...they just want to get paid. Find an agent that will take the time to market your property and give you suggestions on how to make the house more appealing.

I am sorry that you are in this situation. But you are part of a growing group of sellers who are frustrated that their home is not selling and also a growing number of Agents frustrated that their listings are not selling and they are pumping in more money to advertise to no end! The Agent is trying hard to get you buyers.. they have put their marketing dollars on the line to get you buyers.. if you are getting showings then there are buyers out there.. lower the price and see if you get bids.. changing the agent is not going to change much in this market.. Talk to the Agent and give them a chance to suggest a marketing strategy before you decide to talk to other agents. Good Luck! |

If you are getting showings then the Agent is doing their job. A lot of people confuse what the job of a real estate agent is. The actual definition of a an agents job description is to locate qualified buyers and sellers. That means that if you are getting showings but no offers you might have to come to the realization that your home is priced to high. I know that people on here seem to have a disdain for agents but that is because agents are putting in the position that we have to tell you what needs to be said. It is not favorable for us to have the talk with a client about lowering the price cause or commision is a percentage so if you get less money then we get less money. Sit down and go over the marketing campaign for your home. The question you want to ask yourself is that if I was a buyer looking for a home in my area could I easily find this home. Are signs visible? Is displayed on website that have a lot of hits?
Another good idea is to have your agent leave little comment cards somewhere that people can feel out before they leave your home. If you start to read the cards and they say " It is a beautiful home but I think that it cost to much" then you have your answer straight from the horse's mouth. |

Only kidding can't uproot now but the market is horrible right now If you don't feel that they are doing their job then you should absolutely switch agents. When my daughter bought her house she hadn't signed with a particular agent but she ended up not buying from the woman who showed her a bunch of houses. the reason was my daughter kept telling her she wanted to see a particular house (6 houses down from me) well her real estate agent wouldn't show it to her so she called someone else....he showed it to her and her and her husband bought it in January!!!

It is a rough market right now, but if your home is priced right and shows well, there is no reason why it shouldn't sell in that amount of time. Ask you agent if they provide staging services, if not you may want to go with an agent that does. In a buyer's market, you have to make sure your home shows like a model home to grab every type of buyer that comes through.
Just because your agent isn't showing the home herself doesn't mean she's not working hard on her marketing plan. Most buyers have buyer's agents already, so if they find your home in an advertisement of some sort, then they will call their agent to have them show it to them. If your agent is getting you a good amount of showings and no one is buying, it's not your agent but the house. It either isn't showing well or is overpriced. When you stop getting showings is when you should start to point the finger at your agent. |

Try a small drop in price 2-3K and see if it refreshes the listing. See if the RE/MAX office does Tours for their agents and if so ask for their opinions of value! They are the best in the business so you picked the right crew! Worst case, see if there is a new agent in their office who might help out by doing an open house for you. Most of the RE/MAX offices have a "cold air" balloon that they can use. It has to be plugged in and does draw a lot of attention to the property. They may not have thought about it or may not do open houses anymore. So see if they have a friend in the office-It will get more buyers through the house but, it really rarely brings THE buyer for the house. It will give you another opportunity to test the condition and price of the property! ASK the buyers to tell you what they think. Most will share. You have to find out whether it is really the market or the price or the condition contributing to the issue. It isn't the agents. If it is in the MLS all of the agents who participate have had the opportunity to see it. That price drop is critical, it will send a notice to every agent watching that you have made this change-if there's a buyer out there they will pop and you may have solved your problem. plus, a lot of people want to buy, but with recent problems, the lenders are a little tight on lending money
if you tons of equity on the home, why not offer a free hawaii or something vacatin to the agent who sold your home? or something similar, agents love freebies |
