Brendan | Should we make our initial offer over the asking price? |
My wife and I are going to make an offer on a bank owned (foreclosure) home. It is a nice 3 bedroom ranch with a full partially-finished basement, hardwood floors, pool, etc. It's in a neighborhood that usually sells around 130k. My wife LOVES the house and does not want to lose it. We've been working closely with the realtor who is selling the home and they're going to let us make an offer before it officially goes on the market. We were told the asking price will be 89k; which is unbelievable! She (the realtor) said others have already tried contacting them about the home and there could be multiple offers. She suggested we make an offer 3 - 4k over the asking price. My wife wants to offer 93k, I'm thinking 91k, but everyone is telling me not to offer more than the 89k. Any advice? |

In the long run, an extra 1-3,000 really doesn't matter. If this is the house you want, then put in the price that you feel will get it.
Even at 100k, it's still under valued.

The difference of $4000 over the price of a 30 year mortage is about $25 a month. Is that worth enraging your wife? Is that worth losing the house? You are getting a crazy-good deal and unless $25 a month is a deal breaker I'd just pay it and be happy.

If you are in love with it and lose it becasue you were trying to save a few grand you will never forgive yourself ... or be able to find something to compare to it after it's lost. It sounds like even offering over asking is less than market so I'd go with the $93,000 and a clean ( few if any contingency ) contract, do have a contingency for appraisal being at least sale price (to protect yourselves) but listen to your Realtor and take note of nonverbal cues when you are discussing your offer, there may be things she can't tell you as a dual agent but body language will tell you if she thinks you are doing the right thing. Also , don't hesitate. If it's this good of a deal you don't want to be the 3rd offer on the table. Too many people get wrapped up in trying to get the best deal and will miss out on the best property, you will regain your value if your area is stable and even if it dosen't appriciate right away .. you will be happy in your home for the long run.
Banks are weird to deal with on foreclosures too so be sure to structure an offer the way they want it, you can't play the same games with them you might get away with when dealing with a human. |

I'm thinking you offer asking at 89k, but add an escalation clause that allows you go up incrementally up to a certain point. For example, if you go in at 89 and are willing to pay up to 93k, then you would say your offer is 89 with an escalation clause that allows your cost to go up say $1,000 over the next highest offer up until 93k. That way if you offer 89 and someone comes in at 92, your offer automatically jumps to 93 trumping their offer. If they come in over 93, then they would win. I hope I described that well, if not, ask your agent they should know all about them. |

Best advise, may it as clean an offer as you can. No contingencies, be flexible on closing date, provide larger earnest money check, maybe versus more than asking price. It shows commitment to purchase this home. I would go for it! A happy home is one the wife loves first! LOL Best of luck |

Going on the market for 89k and is worth about 130k. I assume there will be no warranty with the house. If you are able to inspect the home or have a license contractor inspect it, would be a wise decision. To protect your investment. A 1k to2 k over the asking price would be a fare offer. Good luck |

congratulations on searching for a new home! like the other person said, a couple grand will not make a difference in your mortgage at all. i think its like for every $1000, is only $7 more dollars a month to your mortgage, or something along those lines..that may not be completely accurate but close. if i were you, i would definitely offer the $93,000. it sounds like a really nice house, so even if you pay $110,000..thats still a REALLY good deal for that house. I would definitely go for it if you are really interested in it. Good luck!! :) |
