its definatley an easier sell if its empty but still looks cared for so if you are able than yes do it. Also when I sold my house my realtors made sure to get reports from people doing the showings and i was able to specifically address the issues. |

Well firstly you will still have to pay the mortgage and in some councils the councul tax, you will still have to keep up the building insurance but it is unlikely the insurnace company will cover you fully if your not there.
A house being lived in is better than an empty house and when you get a buyer, if they want to get in quick you have the fal back that you move out and look around at your own pace and the money you made in selling will earn interest.
You could however rent it out but your mortgage holder will need to be advised and you sell it whilst it is being rented out. |

i dont think it would matter much. just as long as your keeping up on your house work i dont think you need to move out.
but if you do decide to live with your in-laws you should keep the furniture there. it helps give it a homey feel and helps potential buyers see what could be |

YOU HAVE TO STAGE THE HOME.... thats a big thing stage the home.. try to let the buyers see what would fit in where like have a dining room table with a nice table cloth with some dishes and stuff set up ... leave furniture to stage and and if they want to buy the furniture put it in the sale price... and it would probably be better if u stayed at ur inlaws house to keep the house nice and clean... |

When a house is empty, it sends the message that you are desparate. Buyers will assume that you have moved and therefore are still paying your old mortgage on top of your new one. That means you can expect low bids. Also, when pictures are posted online of an empty house, it is very hard to get a feel for the room sizes, or even what room you are looking at a picture of. When I was shopping for houses, I felt that the occupied ones appeared much more homey during the walkthrough (empty houses don't send off the vibe that you want to live there because you walk through and it is empty and echoey). I would continue living there and just make sure to keep the house very clean during walkthroughs and better luck this time around! |

stay in it.. Unless you got the money to be able to live elsewhere while trying to sell the house, I would say live there untill you can sell it. In this day of age selling a house is a pure horror. Also you DO NOT, I repeat, DO NOT want to live with inlaws.. no matter how nice they are. You wanna keep that distance you have with them. meaning you dont always see one another and you live in seperate places. Think 'Everybody Loves Raymond'. You dont wanna end up in a family like that. Which is how it might end up if you move in with them. Plus that couples should not ever live with other people. I know this from experience with my wife. We lived with roomates and needless to say, it did not go well 3 different times. Its best if you stay in your house while trying to sell it and then when you finally get to the point of being able to sell it, then you can move out. |

take out the furniture its a save of your money cause if they do buy the house they're expecting the furniture to and u stil want your furniture so you dont have to buy even more furniture.Also i know noone wants to go stay with the inlaws but it would keep the house cleaner if u ween't living in it during the sale. |

Our house didn't hardly get any views while we were living there, because we had a lock box that realtors had to call to get the combo for. I think most agents just didn't want to do go to the extra trouble of having to call to get the lock box code when there were so many other houses they could take their clients to.
Some people might pass by your house if they know someone is living there (it can be awkward, or a hassle), and it's even worse now that there are so many other houses on the market.
Our house sold pretty quickly after we moved out, so who knows.
Also, if you have pets, that can also be a deterrent, most people don't want to buy a house they know pets are living in. |

KEEP the house.
put a business within it, like an assisted care facility.
or sell 1/4 or 1/2 of it.
lease option it out.
etc.

You absolutely need to move out. Leave minimal furniture, arranged in ways that highlight the features of every room. Keep the yard well maintained, and be sure that the front door and mailbox have fresh paint. Remove ALL personal items from the property...remember, buyers are looking to purchase a HOUSE not your HOME!

i wouldn't! when i was house shopping (december), there were so many empty foreclosures that had a cold feel. the ones i instantly liked were the ones that were lived in, they had a real home feel to it!
and honestly, it's not about whether or not you live there, it's about having a good house at a smart price right now because there are so many foreclosures to compete with!

unless there is already a buyer and the paper arrangements are done and the payment have been given, then you have to move out of the house already. |

If you can move out, then do so. However, it also gives the buyers the idea that you're more motivated to sell because you've already moved out. |

Well I can see why you think it would look nicer without you living in it. If you have a place to stay maybe you could a house does sometimes look bigger with less clutter. This may sound wierd but I think the way the front of the house looks is important. Such as how new the driveway and maybe the walkway look.
If you do decide to stay with your relatives just remember, you had trouble selling when the market was good and now its getting very hard to sell houses. However I guess do what you want to do. Good luck. |
