Tony bologna | Should we take the offer? |
my mom got an offer to buy a house for 89,000 dollars it has 4 rooms a living room a dinig room 2 restrooms 2 garages a pool and a jacuzzi. We have a house with 5 rooms right now we got it for 84,000 and i must say i like it better thatn the other one but the pool is a big plus. The new house is by another school but is just 5 minutes away from my current school. The offered house is smaller and has some fixing up to do but my mom is going to put our current house for rent
would you take the offer? Additional Details the house has air ducts like this
http://i159.photobucket.com/albums/t124/sarahpretiger14/airducts.jpg

http://i159.photobucket.com/albums/t124/sarahpretiger14/airductss.jpg

Wow that sounds like a lot of house for only $89,000.
And a lot of house for $84,000.
Where do you live???
In the northeast you cant buy a garage for $89K
EDIT: I dont know who "the man" is, but the ductwork in the first picture is perfectly fine. The second one looks like commercial ducts. If they are working (moving the air) and not damaged there is no reason to replace them. |

Difficult to answer this without a lot more particulars. First, use zillow.com to estimate the value of the proposed purchase; that will give you a general sanity check. Second, inspect the want ads under Houses for Rent to see what would be a reasonable rental price for your present house; compare this with the mortgage payment that would be needed for the new house (include insurance and taxes) to see what it will do to your cash flow. Third, check on general price trends in your area (zillow can help with this). In general, having more real estate in your portfolio is a good thing -- if you can afford to carry it. |

Well, depending on the neighborhood, price per sq. ft., the total appraisal on it. If your Mom can flip some money on it...why not? |

That... sounds really low, but it REALLY depends on what state/region you're in, condition of surrounding neighborhood, etc
But you said 'fixing up'... :/ What kind of 'fixing up', because that is a VERY broad term.
Although... considering the housing market, I'm inclined to say 'take what you can get' if you need the money right away and don't think your house will ever sell otherwise.
Edit: Oh shi-
Texas? >_>
Can't say I know how El Paso's doing, but if it's anything like the south (and if I can safely assume you're not in a great neighborhood), sell sell sell.
... But really, maybe look into other local listings and see what they're asking or what others that have successfully sold asked. And maybe just add a bit on for things like the jacuzzi. |

I believe my air duck and most homes that have attics have hoses , the other ones look like industrial type and would be way to costly to put in a house. As far as the pool, be prepared for the upkeep of the pool and extra expenses for chemicals and electric to run the pump, |

The first picture that you sent of the ducts are pictures of what are commonly known as dryer vent tubes. If the house has duct work made out of this stuff, don't by the house, it's a fire waiting to happen. Not only that it would be outrageous to heat. I would pass on it. |
