If the housing market is down, it doesn't matter who built the house, you or someone else, it ain't worth much.
It certainly would be more expensive materials-wise to build a house than to purchase one that has been foreclosed on.
This is a buyer's market. But only for the people willing to gamble that the market goes back up in the next couple of years. Because if it continues to fall, you will find that you owe more on the house than it appraises for. |

It is probably more expensive to build a house than to buy one in today's market. Many houses in foreclosure can be bought for less than it cost to build them. The problem is that material and labor costs have not gone down while home prices have declined. |

in today's market it is cheaper to buy a home that is already built.
If you're thinking about building a home I encourage you to re-consider.
The price to build a home could easily cost MORE than buying one already built.
There is a glut of homes currently on the market.
If you absolutely love the idea of living in a new home, go to a new home builder and see if they have any SPEC homes available for sale.

The cost of material has skyrocketed. Over half of our Concrete is being shipped over to China for some super mega damn on the Yangtze river. And most of of our plywood is now shipped to Iraq to aid in rebuilding. The gas to transport those heavy materials around the country is out of sight, and anything petroleum based like plastics or roofing materials have risen dramatically because, well they are made from oil.. However the housing slump and recesion has ran many contractors our of work, so you will have no problem finding a general contractor to build your house.. If I were you, I would find a sweet house with some land that is a forclosure you can get for a steal. Make sure you have it inspected and get a fair mortgage. |

Check out these two articles. We bought our home plans from this company and found lots of info on their website that helped us make a decision about building. The first article will be of interest to you because it tells you different ways to save when building.

The second article was posted in this company's news room recently. It mentions the different types of discounts available right now if you are planning to build. Builders and lumberyards are offering all sorts of discounts right now as a way to keep the home building/home buying market going. In the last 6-8 months, we have been offered several deals and discounts while building our home and have take advantage of some of them helping us save even more than we thought we could just because the housing industry is slipping right now. We've been offered discounts on flooring, cabinets, paint and lighting fixtures to name a few. Our builder offered us a discount on labor to finish our basement just to have work for his crew. Another home buyer in our subdivision was given gift cards to a local lumberyard because he bought all of his materials from one place. There really are some good deals right now.

not really, you could have a short sale, or foreclosed house for a lot cheaper and a lot less stress. ie buying the lot then getting a construction loan, finding a builder, picking a house plan....I would buy one already built. |
