Basically if u live up north :P youl get somewhere nice for that, mines a lovely place.

With your current salary, work out how much you can afford to pay into a mortgage each month. If you can't afford the repayments on a 100%+ mortgage, you're stuck. Sometimes a cheaper rent allows you to save, which can then be used as a deposit. It all depends on how desperate you are to get your own place!! Good luck! |

From most complaints I've read, people who buy their own houses early end up getting burried in dept in the long-run. This is because of the mortgage. Having dept early in your career and seriously harm your financial future due to the unstableness of your job. |

you could get a 100% mortgage but you will pay extra fees and insurance on this. which could be OK, if you take into account how much you are spending on rent now whilst you save.
failing that 5% will get you a good deal as a first time buyer, 10% even better. You wont need to pay tax on a purchase of that value which is good.
You will need to pay solicitors and survey fees, so if you have £2000 set aside, this will cover every eventuality and give you change to kit your house out, or pay off a chunk of council tax.
Forget your bank, speak to an good independant mortgage advisor, they will get a commission direct from the mortgage supplier (not you) and they get this no matter whose mortgage they sell, a bank just pushes their own product. |

Even with a mortgage 5 times your salary (which is provided by one lender but I would really encourage you not to get it as your repayments will be quite high) you would only get £70k so you would need atleast £5k deposit before you can look at your lowest price range. Then there are all the fees associated with moving (~£2k+) so there's that to bear in mind too.
I would advise you to stick it out at your folks for a little while longer until you can get a rise, or maybe think about sharing a mortgage with a friend you would be comfortable moving in with? |

You dont say what your salary will be after the couple of years struggling on £14,000, but assuming you will get a hefty pay rise and you are really keen on moving out then........
You could look into self assessment mortgages, this is where the lender is more interested in your ability to pay then how much you earn. The interest rates are sometimes a little higher but you can often borrow more than through the normal route. The Cheshire Building Society is a reputable company to approach for this and you can complete all the paperwork on line.
As others have said you must consider the other costs incurred and then account for the on-going costs of bills and living!!! Although if you can afford a two bedroom place you can take in a lodger to help the finances.
If you are dead set on it though, follow your dreams and if it goes belly up at least you tried, just go into it with your eyes wide open.

I got a 100% mortgage, over 35 years, which made the repayments monthly more mangeable. I got 100K.
I was with Direct Line and they looked at how much I earned a month, and what my outgoings were and what I could afford, rather than multiplying annual income like most banks. I'm not sure if DL do this anymore though unfortunately, but would recommend not looking around a bit at people that calculate in this way. I was 25 when I bought it and it was the best thing I ever did, tough for a while but soo worth it. Good luck |

Depends where you want to buy and and what kind of job. If you are in so-called essential service sector in say, London, you could be eligible for some of the new low-cost homes being built for such workers (teachers, nurses, etc.). I would also try housing associations to see if they can help with shared-ownership schemes. You don't buy outright, but you usually have the option to buy it later as your income rises. If you are an able DIYer, you could also look for a cheap property that needs 'doing up' and improve it yourself. Try attending house auctions. |
