I would look into a USDA Rural Development loan, if you are in an area that qualifies for it. They can subsidise your imcome and help you make your payments.
Also, and FHA loan (Talk to a local Mortgage Broker to get more details) might be a good solution, because they are more lenient on damaged credit.
Without knowing more details, these are two good options for you.
Both of the above mentioned programs are government loans, and will provide you with better interest rates, allowing you to get more house for your money, or keep your payment down on the house you want :)

There's a conforming program called My Community that can get you up to 100% LTV on a purchase, you just have to have a high enough credit score to get the MI coverage, under $60k in annual income, no judgments, and collections under $5k. It allows for higher debt ratios, as well, but if you're paying that much for rent, there are some pretty good-sized houses you could afford, depending on what state you live in. |

yes but i doubt you will be able to close in time. in reality you should set a goal to stop renting in 6 months. You can get a loan that will cover 100% but u need to pay closing costs, cant u afford that? I would suggest contactig lexington law or a financial advisor, and have them help you improve your credit. They help raise peopels scores in lesss thaN 3 MONTHS. Then y ou will have a hugher credit score and be able to purchase and get a lower rate for your loan. I would suggest waiting to buy in september, thats when the market has the lowest interest rates. But it is possible to get 100% financing as long as you credit score is 600 or higher. |

don't know what state you live in but some states offer options of buying a house w/ low income through housing authority. Also look into Mannie Fae, now i don't think this could be done by July but at least give yourself 6 mos - 1 year to try and obtain this. |

Look into condos. Pretty cheap, you own the place, generally easier to get approved for credit because it's alot less money. |

I would check out habitat for humanity. It is supposed to be for low income families who work and are willing to invest time in working on the house with the volunteers. I think you should call.
