You should be getting a first month's rent, a last month's rent, and a security deposit before you give anyone the keys. That way if they leave you are not out of pocket because you just keep the last month's rent and enough of the security deposit to clean up for the next tenant.
As far as the money you "lost" because they did not finish the term of the lease you are unlikely to find them and collect from them. Assuming they gave the correct name (and you know it is correct because you ran a credit check on them - didn't you?) you can report them to the credit bureaus and also see if you can get any money through their employer. |

You need a "property manager", someone to take care of the repiars, collect your rents, and handle all "tose skippers" for you!
It may cost a few bucks, but its worth it the long run!!

Sad to say it, but your pretty much outa luck. There is legal action you can take but in the end all you usually get is the satisfaction of knowing you put a dent in their credit report. However, most people I find who skip out on the rent dont usually care about their credit anyways.
Best advice, find better tenants..Sorry I cant be of more help. |

Stace, you evidently rent to people you know nothing about and fail to investigate. You may never get your money back. Did you get their legal names and did they sign alease aggreement? And, did you call the credit bureau and check on them. If U R n business U should be a member of the Credit bureau. Otherwise learn or pay an Attorney. |

Pay the post office a buck and get their forwarding address.
Sue them in small claims court in your town (you don't need a lawyer).
I nailed some bozo who did this to me and it ended up costing him $500 more than the back rent. |

Can't you take them to small claims court? Maybe get a personal judgement against them?
The money spent to do that will most likely out way the benefits, so I'd just re-rent the place. Make sure you get a heftly sum for deposit. |

If you have copies of the lease/rental agreement & their ss#'s, names, date of births, etc.--from the application, then find a local bill collection agency and ask if they collect for rentals--if they do, hand them your account. they work on commission only, usually about 50% for apartments--especially if its an old account, maybe 30% if its fresh & easily collectible. the laws vary state to state, i am not familiar with your state's laws. |

You'd have to file a police report. And they'll set up a court date.... You'll have to bring the original lease agreement papers....and any other information. You might have to take rent receipts too. SO just prepare you're self.. It will work out.
Trust that you'll win. And get the rent payments for the entire time the lease was set....

well the only thing you can do is take them to court. unless they have some extreme heart ache story why they skipped out or your place is not suitable to live in. or you would not take care of the problems that needed to be fixed and what not.. you will get your money.. you just need to go and speak to a large apartment complex and find out who they have take care of this issue.. or just look up lawyers in the phone book. simple..
if you place is in shambles or needes fixing and you will not take care of the problems they will win.. but if they just skipped out for no reason you will win. but 3 times now.. makes me wonder if something is wrong with the place you are renting.. either that or you need to be more selective about the kind of people you rent too... |

you need to get a good lawyer and go after them. they can't do this and they should be taken care of period. good luck preferably a lawyer in realistate law. |
