Slum Lord problem! What should I do?
I live in an apartment complex that is far from acceptable standards
the hallways are unkempt the carpeting has gooey nasty stains all over the floor giant scuffs and marks all over the walls an when we got our apartment I figured they would clean it before we moved in
they claimed they did but didn't there was food stains ground up into the floor the walls where scuffed and dirty the washing machines constantly break
my bathroom and kitchen floor have ripped off tiles that the office refuses to fix there are 200 units in theses apartment complexes they have 1 yes 1 maintenance guy
I have been living for the past week with dirty laundry in a bug infested apartment with a broken thermostat
i had called the office all week about this an they just told me that the maintenance guy is to busy to help me today
i am really sick of being in a extremely muggy hot apartment with bugs an piles of dirty laundry
i don't have any money for a laundry mat because i have bills and bills to pay and the rent here is 570 dollars a month !
for the past week the maintenance guy had been preparing a room across the hallway for move out
an he has not once bothered to at least come buy to spend 20 minutes to at least check everything out

Quit calling. Phone calls will get you no where. WRITE a letter detailing your repair requests. State that the bugs affect habitability since they are a health hazard. List that the apartment is getting up to xx temperature since the thermostat is broken. Tell the LL which laundry machines are broken and cannot be used. Ask in the letter that the LL contact you to tell you when maintenance will be there. Mail the letter by certified mail, return receipt requested (or some other delivery that gives you proof of delivery). Keep a copy of the letter and a postcard that comes back. This provides proof that you requested repairs and when he received that request.

Then if the LL does not repair in a reasonable amount of time (as listed in your state laws), you can avail yourself of any other remedy permitted in your state. This can include rent withholding for habitability issues (deposit the rent with the clerk of court instead of paying the LL), repair and deduct (fix problems yourself and send the receipt as you deduct the amount from the rent), or termination of your lease (if the problem affects your ability to live there.) Please note, not all remedies are legal in all states. You have to look up what remedies are legal in your area before you use them.

Additionally, after you send the letter, if he does not repair, you may want to call the health department, the building inspector, or other government entity about the bugs and the heat problems.
