I live in Fort Worth Texas and the leasing company is Four Sevens Energy. I live in a town home and only only a small parcel of land. The surface stuff will happen on someone else's land. I am just wondering what happens if I don't lease my land to them and the go ahead and drill? The have to pay me money since they are pulling minerals (oil and gas) from under my land right? Added Later: I should have mentioned before, but I do own 50% of the Mineral rights for sure. And I have held off for a while now, their offer has gone from $3,000 an acre to $13,000 an acre. |

.thats a tough one. that area might not be zoned for drilling with out your pice being included. i would ask a proffesinol you might have the key to there sucess. or your property could become worthless. this needs serious investigation. good luck. |

In Comanche, we have a ranch and Halliburton was trying to lease our rights also but since we owned all of them we refused and they have not bothered us yet. But i have heard of people saying no and the company cutting fences and doing it anyway. Be careful if you do say yes because after you agree there is not turing back until they are ready to leave. |

Dude same thing happened to me you know! I live in Burleson, and even if you won't let them come to your land to drill or whatever, They'll drill as close as they can to your property, and still not be on your land, and they'll take it away from you anyways, cause all that crap is underground.. At some point the underground part doesn't belong to you anymore... .
they never stepped foot on my land but they still drilled one inch away from my fence, and so they did pay me. But yeah, its pretty messed up. Nothing much you can do about it..... The noise from drilling and all the stuff they do is so annoying.. its like i lost all privacy.
Oh yeah.. nothing happens if you choose not to participate, but they will drill on other ppls properties that will let them, and they will still take your minerals anyways...

i really don't think they can drill on your land without permission, it can get them into a big lawsuit, and I don't think oil companies want to deal with that stuff.. i am pretty sure there has been alot of cases like that though. You should consult with a lawyer if things progress.
They never drilled on my land, but they did pay me because the oil mineral that they were pulling from under my land were flowing to their side, so they paid me. dang 3g to 13g, that is all up to you now... If you realize that their offers are going up, that means your area is DARN valuable. It may go up higher.. Keep an eye out! That's all I know. |
