It is absolutely yours, you are required by law to have a front door that closes and locks.
But, you can deduct the money from her deposit, it is damage that has occurred while she was the tenant. |

As the landlord, you have the legal responsibility to fix the door, although you could come to an agreement where she gets the door fixed and you pay for it. You should have household insurance (buildings cover) which should pay for this. You will probably need a crime number from the police though, if you want to make a claim. |

It is 100% your responsibility to fix that door, and make your tenant secure. I am not shocked that you would ask this question, but it is still disgusting, hate to say it. You do realize that most "lease" have a clause, if the tenant does not feel safe, they can break the terms of the lease with out penalty. |

as a person who managed my family's real estate assets, i will make it very clear to you. Unless you had this tenant sign a lease or rental agreement in which it was implicitly implied that damages caused by third parties during theft or break-in are the responsibility of the tenant, then it is most certainly your responsibility and may even, depending on your state and county, you may have a limited amount of time to handle the issue.

In my state, the law requires I provide her with a door that opens, closes and locks properly. If it is damaged, I must repair it as soon as reasonable.
I can charge the repairs against her deposit, and require her to reimburse the deposit within 30 days. Same with a broken window, etc.
Who broke it (her, her boy friend, or a burglar) does not matter. It happened while the unit was in her care, so she is legally responsible for paying for the repairs.
However, I check with the local police dept. and if a burglary report was filed at that address and on the date of the crime, I don't charge the tenant. |

It's yours unless you can prove that she allowed someone to damage it, which you obviously cannot do.
This is also considered a legal emergency to be fixed within 24 hours, just so you know. If she gets her place broken into or anything stolen b/c you sat on it and left her apartment unsecured, then it is YOU who is liable and will give her legal grounds to break the lease. |
