People die in houses everyday and chances are many a time you rent a place, some one died there some time. People are born to die and do so daily. |

Unless you live in California, you have no need to disclose that someone has died in your house. California requires disclosure of this if someone has passed away within the previous three years of renting the property.
If a potential renters inquires about such, you must disclose the truth. However, if they do not ask, you are under no obligation to volunteer the information. |

State law varies about what thseller must disclose about a "stigmatized" property. Ask your Realtor for advice. Most states do not require you to disclose anything that does not have a physical impact on the property. |

do you have to tell them? any way would freak them out. I think that I would focus more on water pressure and the room sizes the location any thing but someone who died there. good luck |

No need to disclose the fact, unless asked. Be forewarned. There have been many tennants who have had experiences with the dead previous tennants / owners of spaces. My daughter was one. She inhabited the bedroom where a young single mother had hanged herself. My daughter had re-occuring dreams of seeing a woman hanging from the ceiling of this room. It was only then that a neighbouring tennant confirmed that the vision my daughter kept seeing was in fact, a fact. It's one of those not-so-rare cases in which traditional smudging of wheat-grass and sage comes in real handy before occupancy. Depending on the manner of death, of course ... but still ... it doesn't hurt to smudge any domicile. Other than maybe the neighbours callling the cops on you for smoking marijuanna. Burnt sage or wheat grass smells a little bit like marijuanna, but there is a difference. |

After ten years in property management, I had my first tenant pass away recent so I sympathize with your situation. You are probably not obligated to disclose the information. However, if it concerns you, I would only disclose that the basic information (i.e. prior tenant passed away). Any additional information violates the privacy of your prior tenant. I did disclose the information to the new tenant because I figured the neighbors would eventually tell the new tenant about the prior tenant's death.
If the property is old, it's likely that several people have passed away after all people often pass away in their homes. The only real concern is to make sure a hazmat company has thoroughly cleaned a unit where there was a traumatic scene. |
