Agent bonuses and increased commissions are a common strategy to increase traffic. Here's what I think of them.
First, nothing will help unless the property is priced correctly for the market. You'd do better trimming the 3% from the listing price if its not.
Second, if your purpose is to sell the house more quickly, tie the increased commission to a date as in "Payable on full-price offer closed by such and such date".
Last, paying the full 6 percent is probably more than you need to get the right effect. 4 or 41/2 % is enough.
The last thing I should say is that you have a greater chance percentage wise of selling your house with a realtor. Don't even bother trying this if you won't have the house listed on the mls. It's possible to do that yourself these days without an agent, and its critical for other agents to know your house is for sale. |

You're getting away cheap if you agency is only taking 3%. I currently have a home listed and they are taking 6%. I too am highly motivated (I am carrying 2 mortgages) and my home has been for sale thru real estate agents as well as by owner. I just recently offered a bonus (not %) of $2000. to the agent who sells the home...I am waiting to see how that pans out. I think that if you offer $ to the selling agent (not the agency itself) it will probably motivate them to show it more because they will be making more money selling your home than another. You have to realize that the agent who sells you home gets only a small % of the commission you're paying the agency. I feel greed and money is a powerful motivator..lol.

Good luck with that! Is the house in good shape? Up to date? In a desirable area? If not, the best incentive for someone to buy it is the LOWEST POSSIBLE PRICE and to keep on your Real Estate agent about it.If you are unsatisfied with your agent's performance on your account,demand from them a release from the listing agreement and try another agent. Just be sure to clear with your agent as to what you are demanding in the way of listing and selling services BEFORE you sign another listing agreement.You need to be realistic however as to what you want to get out of the house verses what you CAN get.You might check with your local banks to see if they have a list of investment buyers in your area. They usually do because of foreclosures.A investor or 'flipper' isn't likely to offer you more than 50-60% of market value though.... |

Just my 2 cents, but, I just sold an investment property that I thought was going to take a long time to sell. I used hand written signs and would stand out in the yard and 'rake' leaves, so that when people drove by they would ask me about the house. Then I would casually take them around the house and show it to them, taking a break from my 'raking'. I sold the house in a week AND found time to get the yard work done.
If I were you I would try that approach. |

Standard Real Estate Commission is 4% these days. 2% for the listing agent and 2% for the selling agent. Anything more is to ensure a house that may be difficult to sell because of location, size or any other number of things, gets sold.
Before you hire an agent make sure of their marketing strategy. If they have a limited budget for advertising or are only in one location, get someone else. Big companies have reduced rate deals with local newspapers because they advertise each week and have full page adds. This is what you NEED,. Just paying a larger commission does nor means you guarantee getting you home sold.
6% commission is a lot of money, think long & hard before handing it away.
To ensure an agent/broker selling your home offer a few $1000 as an incentive to the selling agent. This works quite well. An agent will show homes where they get a bonus over homes that do not offer this incentive. Don't now think again about the 6% commission. 4% with incentives is a good motivational force.

I can tell you from experience, that offering more commission doesn't work very well. Most Realtors who work with buyers don't look at how much the commission is before showing homes. If your current agent isn't doing the job you think they should be doing, give them at least 7 days notice to correct it or cancel the contract. If you are to use another agent I suggest you find one with GRI or CRS designation and that has worked in your area for sometime.
However, in defense of your current listing agent, the market hasn't been very good in most places. What we're seeing is an increase in market time or days on the market. This is what you might consider doing. Ask your agent to have a Broker's Open, invite only the top producers to come thru the house and give their opinions as to price and condition. You could also consider having an expert come in and actually stage your home for showings. It's a nominal cost and could make the difference.

You might try to find an agent at agentboost.com. They are more for finding agents who will work for lower commissions, but you can probably find agents who are desperate for clients and will work tirelessly for your 6%. |
