Tenant Mentioned his Dishwasher is not Working Properly/Broken. who should fix it?
As a result there was a leakage and now he can not use his dishwasher any more (well until it is fixed). He will try to fix it and showed me the damage. My question is should I pay him to fix that?? The dishwasher is his not mine, it's his(!). I want him to be happy and of course there should be no water leakage/damage. However, again it is his dishwasher not mine. Should I just explain that to him or help him/pay a portion or something to fix it? (I am the landlord. perhaps he doesn't even have the money to fix it?) THANKS.

If he purchased it and its not covered in the lease, its his responsibility to fix, and also to fix any damage caused to the property by it. Most rental agreements have a clause about this type of stuff. Its his responsibility.

Since the dishwasher is his, not part of the house, he should pay for all of it. If he causes water damage you can charge him for that or take it off his security refund when the time comes.
It's not an emergency, he could always wash his dishes by hand, heaven forbid.

The dishwasher is his....you are in NO WAY responsible for it's repair. If his car broke down, would you pay for that too. If he does not have the money to fix it...tell him to start washing by hand.

BTW...he is also responsible for any damages HIS dishwasher caused to your property.

If the dishwasher was there when the tenant moved in it is yours and you should have it repaired.

If the tenant brought the dishwasher with him, it is his and he should repair it.

If the original dishwasher broke and the tenant brought in a new one, you should have fixed the original or bought a new one.

if it is HIS dishwasher - YOU don't have to do anything - the lease should spell out who is responsible for damage to the apartment.
Tell him you have no responsibility to fix it and if he causes any water damage to the apartment - especially any downstairs tenants if any - HE will be responsible for the repair costs - tell him to do his dishes in the sink like everyone else

If it's his dishwasher, and he installed it, then he should fix it, no you should not pay him, in fact you should charge him for any damage to the wood subfloor.

Is this a portable dishwasher? If so, he is responsible for the repair as well as fixing the damage if any from the leak. You don't pay unless the malfunction was due to a defect in the plumbing or electrical system that you are responsible for.

If this was a built-in dishwasher that he provided because yours was broken, the answer might be different. But generally, if something the tenant brings into the home breaks and causes damage, the tenant will be responsible for repairs. But you have the right to have the repairs done professionally and charge the tenant for the reasonable cost. If you are worried about losing the tenant, just work out something you feel is fair.

If the dishwasher doesn't belong to the property -no, I don't think it's your responsibility to fix it. There should have been some sort of deposit that covered the water damage when he signed the lease, rental agreement or whatever. Unless there was something wrong with the plumbing that caused the problem, it sounds like the charges are all his.

I don't think this should be considered your problem. It's his dishwasher. If his car was broken, his television, his electric tooth brush, you would not pay for them to be fixed.

If it's his then you are not required to fix it, it's on him only! I would make him pay for any damage it caused your place.

If it is a portable dishwasher that He brought in to use it's his to fix.

If he added it as a permanent fixture with your permission. You should pay half, considering if you did not raise the rent because of the dishwasher.

If you put the dishwasher in. It's yours to fix.
