Tenant asked if she can run a childminding bus at the flat. I am cool with it but Any thing I should be doing?

I am an ex-childminder and you have nothing to worry about. The tenant will have to go on a course and after this, her flat will be inspected and she will be told how many children she is allowed to look after - usually only 2 or 3 at one time.

Any changes will only be things like stair gates on any stairs, a lockable medicine cupboard, smoke alarms - the sort of things that should not concern you.

With childminding, there are no business rates - you do not make enough money for that although your tennant will have to keep a record of incomings and outgoings.

Give your tennant your support. She is doing something very worthwhile to improve herself and her life. It won't do your property any harm as safely decorated and in good condition is also one of the conditions of being a childminder.

Any business you have to pay business rates which means the relevent room ( s ) will need to be assesed . Also you may need planning permission. ( or tell nobody and hope you get away with it )

This can be a minefield. Check that she is properly insured (public liability and buildings) Check that local authority is happy about the arrangement. Check hours she intends to look after children - other tenants have rights. Check that fire alarms and fire extinguishers are up to date.

In some countries a license is required & facilities like extra low WC's plus regular inspections. All depending on the number of children catered for.

Good finance question! I know of an organization that gives up to $1500 to people to help them with their rent or mortgage. It's available in most US cities, I highly suggest you check it out.

to run a business from home can mean your council tax might change, as the property is being used for commercial use, my accountant advised me against this as it could cause problems with the tax office, and changing back at a later date could cause problems aswell. check it out or you could land a large council tax bill

Check the legalities with the appropriate government departments before you give her the go ahead.There are health and safety issues to consider apart from the fact of bussiness use of the property needing a change of use etc.It would not be in your interest to let her go ahead in my opinion.

If your property is in a residential communal building, you will not be able to do this. Check your lease.

Rest assured that, despite the scaremongering responses that you have received, your tenant will not be paying business rates, and they have a legal obligation to buy liability insurance, so you are covered from both of those angles.

The only way that your tenant will be liable for business rates is if she uses a part of the property exclusively for business purposes.

Further, there are no planning obligations provided that no more than 6 children are cared for.

The government is desperate for childminders, so they make it as easy as possible- they don't want to give landlords any reason to prevent tenants from childminding.
