Tenant trouble?
I am a council tennant & when i was rushed into hospital & had to have major emergency surgery i went to stay at my partners for a short time - a friend of his who hes known for 6 yrs moved in to my house to keep an eye on it, until i was well enough to go home - he told me he had a dog and i said ok - the council were fully aware of this arrangement

i gave him the key and told him all damages would be his responsibility & that he would have to pay for them - i have now returned to my house & he has damaged, among other things, my kitchen sink (beyond repair) & he let his dog jump all over & sleep on my leather suite (i told him to be very careful as it was on 7 mths old) - the dog has ripped it in 6 places, there are 2 cuts, over 25 puncture marks, there was also blood, dog drool, dog faeces & oil off of his work clothes on it

i am over £100 out of pocket cos of other small breakages do i have a leg to stand on as far as getting the money for the damage caused by him and his dog

I appreciate that it is my fault for letting him into my home but he wasnt a stranger to my partner who i have been with for almost 7 years - i trusted my partners judgement - i was wrong to do that too

although it may have been my fault it still doesnt mean that he can wreck my things

i have called him to get my keys back and asked him to come to the house as i need to speak to him but he has refused - he says he will deal with my partner (which he never has done about anything to do with the house) to which i have said no, its my house and its between me and him and not to discuss anything with my partner or give him the keys

i have also had a quote from a cleaning company who say that it will cost £210 for 3 cleaners for 4 hours to clean the filth he has left - including not cleaning the bed linen after his "activities"

i have definately learnt from this and no one will ever stay even one night alone in my house ever again

This is awful, something like this happened to me many years ago. Apart from being ill, your home has been trashed. He won't speak to you, but only to your partner because he knows damn fine he's guilty.

I'm sorry love, but I don't think there's much you can do here. Leave it to your partner to sort out, you may find he comes good and gets some compensation out of this jerk. If he betrays you and sticks by his friend, that's some useful information you'll have about your partner.

I presume there was no Tenancy Agreement, or anything in writing between you and this man ? Just thank your stars that he moved out - when reading your story I feared you were going to say he's squatting there and won't move.

At this point in your life, concentrate on recovering your own health, that's more important than anything else.

You can try taking him to a small claims court for it. Try typing HMCS into a google search and clicking on small claims to see if they can help you!

How much evidence do you have? Copies of letters to the council advising of the situation, written rules for the house sitter (tenancy agreement with signatures?), photographs of the damage, and proofs of purchase for the sofa etc so they can't say you were lying.

Small claims court might be an option, but how about getting your partner to have a strong word first? Bearing in mind it's HIS friend that's wrecked your place it might work, or perhaps you could suggest that your partner, who provided the house sitter, should be the one to replace and repair everything. Might put a strain on the relationship for a bit, but you trusted him to find someone trustworthy and he didn't.

Cynical question: Did you lay the rules down direct with the friend or via your partner? I know it sounds awful, but guys in my experience have this habit of not bothering too much about what they consider trivial and annoying rules, when they're dealing with their mates, and if it's not actually their stuff that's involved who cares? If you told your partner to lay down the rules, he probably passed the message on, but without any level of seriousness. (Yep, I lent some camping equipment to friends of a male friend and paid the price - quite literally, though I did get my money back eventually after I contacted his parents, who I know quite well, and asked for it!)

Very Very cynical question: Has your partner been pressuring you to move in with him? If so, he could have seen this as the perfect opportunity to make it happen, especially since you were living with (and depending on) him while recuperating.

Oh wow, I wouldn't know where to start either. You have obviously been taken for a ride by an absolute deadleg who has no respect for anyone or anything. You did the bloke a favour, even though it helped you out too, and he took unbelievable advantage. You could try the small claims court but, as you had no sort of proof of his liability with a written agreement, I dont know that it would stand up in court. Its your word against his, and although what he did was unbelievably wrong, I dont think there's anything legal or illegal there. I know you have learned a lesson here, but its a harsh one, so I hope you can sort your home out and move on from this. Good luck to you. ( I dont think much of your boyfriend, either, for turning a blind eye!)

yes but be prepared to go to court to get damages. even then you only will win a judgment and not recieve any money. not to mention the cost of filing the court case.

i agree 100% on the "small claims"

now there is somewhat of this "talk to friend/partner"

think you should think on....what value this person has for influence.........in this "friend/partner"..third party relationship..

sue them.........both of them..you may lose some depreciation..but.....sue them..
you may lose something on depreciation..but get some witness's that you know that can veryfiy your home was immaculate...
a lot will depend on the judge as well..
sue them......both..one for the damage and the other for the references.........you made a decission based on the referer..
take lots of pictures..the before and the after and the restored..

Sounds a bit rough , I can't see him making amends

Just an idea , have you house insurance , you might be able to claim on that.

You did better than me , I went into hospital and returned to my house to find the landlord had relet it and my belongings smashed or stolen
