Tenants Rights?
What are the tenants legal rights?

We are moving out of our rented flat in a month and our landlord would like to show some people around. Is he legally allowed to show people around without us being in the flat? We would prefer if we were always indoors... what rights have we on this subject and where can I find them?

If you are in the UK this will be covered in your tennancy agreement, but as a standard they just need to provide 24 hours notice.

They will 99% likely be within their rights to show people around when you are out of the flat, they can even do this through an agency. That said, they do have a duty of care to ensure those looking around respect your property (and don't steal things!).

The 24 hours notice is something landlords do occasionally flaunt, particularly as you are unlikely to go to court over something as trivial! But it is largely in their interests as well that you've had chance to tidy up a bit.

If you are in doubt, or concerned, the place to make sure about this is the agreement you signed before moving in. If you signed no agreement, the best you can hope for / expect is a standard 24 hours "we are coming round" phone call.

The owner has the right to show his property. He has to give 24 hour notice. However, "I will be showing daily every day this month" is acceptable notice....as long as he does not show prior to 24 hours passing.

He has to give you 24 hrs notice - you choose whether you're there or not. Read your tenancy agreement that's where you'll find the ruling on this subject.

You don't have to let you landlord in, he does not have permission unless you give it to him.. If he let them in without your permission, then it's breaking and entering.. That's your place, your renting it, then you have rights to say no, and wait until i move out.. If he enters call the police, and they will arrest him..

Rights depend on the state your in, but usually landlord must give 24hrs notice (often written) before entering. The landlord does have a right to show the unit while still occupied in order to his cash flow from being interrupted.

Read you lease or rental agreement. It probably says the landlord can access with reasonable notice. It may say your have the right to be present for any visit. If it is not spelled out in the lease I think the law would consider the apartment your home and you can restrict visits to times when you could be present.

That depends on whether or not he has insisted on a Tenancy agreement. If he has, and in the agreement he has stated that he will be allowed to show people round while you are not at home, then you are bound by the agreement.

If he hasn't made you sign an agreement then there's not a lot you can do.

Other than that, not sure.

Check your contract. The landlord usually has right of entry given sufficient notice - but you also have a right to privacy. If they are coming round too often then you should be able to stop it.
