I rented a house for three years, the landlord and myself had a dispute, in which I had to call the police to have him removed and for the last six-month of the tenancy we did not speak, after finding a new property to rent left one month early return the keys at the end of the tenancy.

Knowing the landlord had keys, I took pictures and got statements from three independent witnesses as to the condition of the property I was leaving incase he claimed the property wasn't left in the same state as when I entered.

The landlord did claim damages,for items that i did not not damaged up to the value £3600.

He won on a technicality that the items in the house are my responsibility to the end of the tenancy even though I had left a month early, so be warned you must not leave your tenancy until you have a signed agreement with your landlord and everything is in order, very hard if you're not talking.
