We live in a ground floor flat of an old house which is all single glazed. We are spending £40 a week in Gas (which we simply cannot afford) and we have 2 small children (1 & 2 yrs) who shiver like mad when they get up. The windows are also very long, about 7 foot in height, but only a foot off the floor, it is like this in all the rooms and we are constantly paranoid that one of our children will run into them and smash them hurting themselves. They frequently look out of the window and bang their hands on the glass so we are forever moving them.
There is no way we can afford to get double glazing ourselves, and as we pay rent we presumed that the landlord would do this for us. Also, our kitchen is falling apart, we only have 5 units and we have food overflowing. Does anyone know if we have any rights in this? If there are regulations on the height of windows? We love it here and don't want to move and are scared we'll be thrown out if we pester!! Additional Details I would just like to add (in reply to Cari) that when we took the house we did not expect this to be of a problem, we weren't to know how cold it was. We are in a lovely area (moving from a BAD area) and do not want to have to move again! The kids love it here, and it is too much money for us to find to have to get a deposit on a new house! We are trying to think of solutions as opposed to running away. We are not blaming the landlord, we just wondered if we have any rights before we confront him. |

I must confess, I have no idea what a unit is. A place to store food? If there were 5 when you rented it I would not think this is the landlords problem. You can buy something portable for yourself.
Also, redoing windows would not be anything reasonable to expect. I am surprised your children ran into them more then once though. Since this is a problem go out and buy some cling stickers, ones designed to stick to glass, but remove easily. Add those to the windows to help your children remember the glass is there.
I have a home with with 30 feet tall windows, 7 feet is nothing. 8 foot windows are very common in houses. There is no law dictating how tall your windows can be as long as they are properly framed to support their weight. |

All the other advice is nonsense...cling film? And the other post will get you chucked out your home.
You need to approach this in a more practical manner. Get friendly with the landlord and then suggest that you will have the double glazing installed due to shivering children etc...
You will only do this in return for 2/3 months (half / reduced) rent whatever.
You need to get the landlord to see this is a big bonus for him as you are improving his property signiifcantly. Meanwhile, you will save £200 a month in gas bills.
Honestly, this would hvae worked far better in October than 12 days before Christmas. |

Why did you move there in the first place. £40 a week, is overboard. My heating is never off + gas cooker, and I only pay £20 a month. Get your meter seen to. Don't have card or key meters, pay by direct debit. Buy draught excluder's. Ask your landlord Nicely about improvements. He can only say no. He can't chuck you out. |

You have viewed the property and accepted it in the condition it is in. You have no further call on that, except to make the decision to terminate your rental contract with this landlord and look for something more appropriate. Surely your children come first and their health and safety must be your priority.
If you have kept the property in the same condition as when you took it over you should be entitled to your deposit back from your existing landlord in order to be able to put another deposit down on something much more suitable and safe. Just think of all the money you must be wasting on heating bills - which could be put to a better use on a decent property. No-one should be living in dreadful conditions in this day and age, when they are paying a private rent.
Your rights are that you can terminate the rental contract and take up another option with a landlord who cares about your living conditions. |

The landlord does not have to provide double-glazing - why would you "presume" that he would provide this for you, unless it had been agreed before you moved in as a condition of your taking the property? Regarding the kitchen, it depends on what you mean by falling apart - if it's dangerous then yes he does have to get it fixed, but he certainly does not have to provide more units just because you can't fit all your stuff into the ones that are already there!
It sounds to me like you moved into a property which is clearly unsuitable for a young family. You chose it so why are you blaming the landlord now? Of course children can hurt themselves on large windows - how is that the landlord's fault? If anything did happen it would be your fault for not supervising them properly. Of course you need a lot of storage space in the kitchen when you have to accommodate the feeding requirements of young children.
I suggest you move to a property which is more suitable for a young family. |

Check your tenancy agreement to see what it says in there, also contact your landlord, ask them round for a chat and discuss your concerns with them. You need to make sure that as this is an old house that it isnt a listed building as there may be restrictions on what you can actually change on the property, the council should be able to help with that, other than that you could always contact the citizens advice bureau. |

There's probably nothing you can do about getting the apartment double glazed windows. As for the kitchen falling apart and food overflowing ... that could be a safety issue. It may also be an issue regarding the window height and safety.
The only way to know for sure is investigate local codes and ask what rights you have. This way before you complain to the owners of the apartment building you'll know you have a right to complain and a place to go if they don't take care of it.
In the US, stores sell tension gates that can be put in doorways and window frames - so it might be one way to block some of the windows off (and they can be moved so if you're letting the kids play in one room during the day - then move it to the bedroom at night) It will at least help and then if there's an emergency they're quick to get out of the way.
If the windows can't be double glazed then look for something that will act as a barrier, we have one window that we use a shower liner on because it's clear enough to let light in but cuts down on the draft because it's vinyl, and since income is limited we can't afford to replace our windows at this time, so we do our best to make it better for now.
It's tough to have to deal with this but look for solutions that might help, if you can't get resolve with the apt. people |

the landlord has a responsibility for the property to be up to a certain standard, they do not have to put double glazing in or provide safety for your children, if the windows are faulty then they must be replaced. you are entitled to get environmental health out from your local council who will assess if it is too cold and advise the landlord what must be done, if you are on income support then you may be entitled to a winter supplement towards the fuel costs. as for kitchen, again it must be safe to standards. i hope this helps |

Don't know where you are but in Scotland you can get grants from the council to upgrade your property for glazing, bathrooms and kitchens. As for the council doing it for you, the units and glazing usually have to be over 25 years old before they upgrade. As for your gas price that's about normal for heating, I am all electric 2 bed flat and pay £50pw and I am only myself and out all day. |

when you live in a rented property it is the landlords duty to make sure that the property is safe for you and your children,stop paying the rent and demand to your landlord that he should pull his finger out and get in touch with the local council who can then get the enviromental health people on hi/her backand also get in touch with the advice beau rough who can advice you better. goodluck |
