I own a rental unit with tenants who, despite promising not to smoke and even signing a lease in which they agreed not to smoke inside ... smoked inside.

Unless the rental agreement stated NO SMOKING, then as the property owner, you're responsible for the resolving the smell. Now, depending on how much 'work' YOU want to do, will dictate what steps to take.
If YOU do NOT want to lift a finger, have someone clean the walls, then have them painted and have the rug(s) replaced and you'll be fine!
On the other hand, if you don't mind a 'little work', then pick up one of those portable 'steam cleaners' from say Wal-Mart or Target (I own a Shark Steam Cleaner and just LOVE IT!)....here's a reference pic:

No messy solutions, just good old 'steam'...then once the walls have been thoroughly cleaned and dried, paint the walls, then replace the rug(s).
of course, if the property itself isn't in the best of shape to begin with, then just at least clean the walls and have them painted and just have the rugs proff. cleaned and the next renter won't even know the prev. renter smoked! :-)

You could use lavendar oil in the vacuum bag and vacuun every inch of the unit, and then scrub the walls. Or you could hire a professional steam cleaner to get rid of the smell and send the bill on to the ex tenants ;)
If they signed an agreement not to smoke in the unit, it's their liability when it stinks of smoke. good luck! |

Now that you have a "smoking unit", maybe it would be best to rent this one to smokers now. Some people are not particular and it would save you a lot of grief, money and time. |

Get a professional service that cleans up after a fire for smoke damage.
Legally, you can make the tenants pay as they signed a non-smoking agreement.
People lie, make them pay. |

The stuff seeps into the walls. You wil only temporaily remove it with sprays.
You have to repaint the interior, ceiling too. If they weren't too piggy a deep cleaning of the carpet will do, but most likely you have to preplace the carpeting too.
I would sue them for all of the damages since they signed the lease. |

My friend works at the Marriott and when I stayed there, the room reeked of smoke!! They put some "de-smoke" machine in the room for about 2 hours. Check this website out... it's called an Ozone Generator.

new carpet and paint...very hard to do. take these creeps to small claims court and charge them for the clean-up fee....they were prob not smoking cigarettes and therefore thought they were keeping the promise! |
