Ian R | The good news is property prices here in Scotland are still on the rise while prices in the rest of the UK? |
fall. Do you think that property prices in Scotland will also fall or do you think we will be okay. I am wanting to buy a house but I am not sure if I should wait and see if the prices go down in Scotland as well or buy now in case they keep going up. What is your opinion on what I should do. Wait or buy now? Additional Details I would love to know where member ID Knownow't stays where you can get a 3 bed semi for 140K.. Here in Glasgow you would be lucky to get a 2 bed house for that. I went to look at a one bed flat last week and it was 257K |

Scottish house prices have always been more stable than in England. Even in the 1990s there was no negative equity problems here.
They have been continually rising on a more gentle curve than in England.
Now would be a good time to buy. |

Prices are still rising in some areas - mostly city suburbs or those areas with good links to cities. Higher value property is doing well. As to be expected with mortgages harder to come by, the lower value properties are selling less quickly. In the short term values will level off but good quality property in desirable areas will continue to rise
In some areas we are seeing a lot of people selling up in north England and moving up here for better schools, cheaper university and free healthcare for over 60's, so the market is pretty good and these are mainly people who are fairly well off and have cash to spend.
Just look on the ESPC and GSPC website to see how well the market is doing up here. So depends on where you live and what sort of house you want to buy as to whether to hang on. Most people seem to be saying hang on for 6 months to see how the market looks then. I think I'm with them but the concern is that you'll be hanging on for longer than 6 months. |

I cant see what you mean about house price rises being good news in scotland especiely if you are thinking of buying property. |

The further away from London you go the more stable the prices seem to be.
I would buy now but make sure you put in a low offer, or look for a house which is on with two or more estate agents, and make them a low offer. |

I'm no expert, but with the global 'credit crunch', buyers are going to become a rare beast, which turns it into a buyers market, which means prices will come down. I'd hold on for a bit longer, provided you are likely to get a mortgage.... |

Don't think they will fall in the future, folk will always want to live in our beautiful country. |

Maybe that's why my flat has been at a fixed price of 105K for nearly 3 weeks now & I have only had four viewers. It's stagnating here. It's a buyers market just now, definitely not a sellers one. |

I don't think you need to worry, the average 3 bed semi in Scotland is unlikely to drop from it's current peak of £185 |

doubt that will last long...also Scotland prices did not rise as fast.....mainly due to less demand..everyone wants to live down south....I'd wait... |

Depends of where in Scotland you wish to buy...Prices in Edinburgh and Glasgow can be almost as bad as the South of England and so may go down in price, however, generally speaking in the more rural areas I suspect that they will still rise. In fact as the poor English realise that they wont get as much for their properties, they may well decide to move North in which case prices may rise even more......
Not sure where Ding Dong gets his prices from, but a recent Semi near me in Southwest Scotland went for £140K |

in 1985 there was negative equity, I got caught by it. The scottish housing market is a lot less "volatile" than our English neighbours but of course prices can go down. the changes just take longer and they are generally less extreme.
We are unlikely to see the madnes that happened with the house prices in England, which was nothing more than a money lending scam. The Scottish housing market is traditionally much more stable.
Buy now, it's silly to wait for house prices to go up or down. A lot of people have been waiting for 4 or 5 years for this to happen. If you need a house, you buy a house. There are a lot more fixed price sales nowadays.
NEVER think of as house as an investment, that's madness- as many english are now finding out!!! |

surely the thing to do is to wait for 6 months or so and let the UK prices drop and buy there for investment... you can still rent in scotland then wait for prices in the uk to return to present value and then sell and buy in scotland. |
