They are not loosing any money. They may decide to wait it until the market recovers. Or wait for a cash offer.
I have heard of banks refusing to sell right now (in CA) because they are simply going to wait it out. |

Offer the appraisal value... don't over-pay because they are not going to get that price they want anyway if it won't appraise.
Most lenders will not finance the amount over the appraisal value, so you would have to pay anything over the appraisal amount out of pocket... and that's a really bad idea in this very slow housing market.

If the appraisal didn't come in at the price you need, you need to move on. If you can't mortgage the house, how do you expect to pay for it? There is always another house. |

Do not offer more than the appraised value! That would be really dumb. No lender is going to give you a mortgage for more than the value anyway so you would have to have cash at closing for the difference. The sellers will not be able to sell it for what they are wanting if the value is not there, so I wouldn't worry too much.

Did I read correctly? You’re “worried” they won’t negotiate? I guess I have good news…they don’t really have a choice. Either they sell it to you at the appraisal amount or the deal ends and they wait for another buyer who will have the exact same issue. If they’re working with an agent, their agent should be smart enough to explain this to them. |

It is possible that the appraiser made a mistake. It is much more likely that the market is down and the house just won't apprise.
As a buyer, I would insist that the seller lower his price to the appraisal. If they won't then walk away.
If you just have to have this house and the seller won't reduce his price then you will have to come up with the additional cash to reduce the loan amount as if you bought it for the appraised price. |

If they really want to sell, then they'll lower the price. There's nothing you can do if it doesn't appraise well. Who ever is trying to buy the house will have to go through the same thing as you. Don't worry... unless there's someone out there with $50k to waste and loves the house as much as you do. If they own it outright then they tend to hold on to it until the market goes up. Just give them and deadline and move on if they don't budge. Just when you think you can't love any other house, another one comes and you end up liking it even more. Keep looking. |

There is a reason that your lender wants an appraisal done. Because they don't want to give you a $250K loan on a $200K house (or whatever the amounts are). Maybe the sellers won't negotiate with you. If they don't, you will find another house - one that is worth what you are paying. |
