The lender has the obligation to gain the best price for the property on behalf of the borrower. So, it is unlikely that they will accept £83k if other similar properties are being sold for £145k. If they were to do this, they could be sued by the borrower if it could be proved that they did not act in the borrowers best interests by taking the first offer that came along. I have known repossessed properties to be on the market for ages because the lender HAS to get the best price.
However, from your point of view you want to get the lowest price possible. Simply start very low and work your way up. Speak to the estate agent to see if they can give you an idea of what they think the bank will accept. Find out how long it's been on the market and whether any other offers have been made. |

The bank will likely sell the house for what they are owed, plus whatever expenses they incur until it's sold - taxes and the like.
They will only want out of it what they are entitled to....so if offered the £83,000.00 or even slightly less, they would likely go for it. Anything below the asking gives them a right off. |

Offer 135,000 if you realy want it - expect to pay 140
if your not too fused ask 125,000 - they will regect it but you can work up your price up from there (if you put in offers too low ventors often ignore your other bids as they think your not genuine - so offer something realistic) |

As far as i am aware, if your house has been repossessed by the mortgage company they can only legally sell it for what is left on the mortgage, so £83,000. |

They value at £145,000 it's worth is £62,000 net excepting their valuation. The market is flat, so an offer in the region of £95,000 should close the deal.
The bank is obliged to take the highest offer, the property won't sell at it's real value in this market and the bank has to take it's £83,000 from the sale.
You can later adjust your offer subject to other interest, but bearing in mind how much you will be paying on the mortgage, I wouldn't go higher than £100,000 as in this climate others will be coming onto the market. |
