Check your lease. Did you keep paper work showing that you paid for 4 pet deposits? If not then it is your word against his.

He can do whatever the contract you signed says he can.

All of the details regarding a pet deposit and number of pets should be in your lease. He can amend the requirement when and if you sign a new lease. He cannot change the terms agreed to in the original lease, provided that you have not violated them by taking in more animals.

If you do not have a lease and you rent month-to-month, he can pretty much do as he pleases.

It depends upon your lease and local law actually. I assume you are referring to a security deposit.. some locations, such as Michigan limit a security deposit to 1 and 1/2 times the monthly rent. A landlord is in violation of the law if he charges more -- even if he allows pets.

If your rent has risen a landlord can increase the required security deposit accordingly to 1 and 1/2 the monthly rent. as long as you do not have a written lease.

Some landlords get around this legal limitation by calling it a pet deposit...I am unsure if this is legal.

BTW Most leases are either month-to-month or require you rent for an entire year e.g. an annual lease. Many leases are a combination, e.g. annual for the 1st year and month to month after -- on the same written terms but with rent increases.

So after 2 years it is likely your "lease" is month to month but it may be on the same "written" terms of the first annual lease.

Now pets do cause more damage and wear and tear to a premises.. especially carpets. so he might be reacting to excessive wear and tear on the premises. He might want to significantly raise the rent because of this wear and tear.

As you can see your question does not give much of the information that I would as about if I was professionally asked for an opinion so . . .

it all depends on which state you are and if you have rent stabilized apartment or not if you are protected by rent stabilization you can ignore your landlord he will have a hard time in court evicting you by asking for a deposit two years later

Yes. It does sound unfair, I know. But he can ask for a higher deposit at anytime. Landlords make the rules and the only way to get around this if you add a clause in your lease, which most Apts./rental property do not allow any pets at all. Let alone 4. You have no grounds not to have to pay a higher deposit. He could tell you to get rid of them if you do not agree to his terms.

Do you have that in writing? Did your pets do damage to the place? If they did damage, then he might be able to ask for more of a deposit. If not, then he probably just needs the money. What State do you live in? Just google "renters rights vermont" or whatever your State is and you will find a website that lists the laws and then you can quote them to your landlord. You can tactfully say to him "well, i mentioned this to my friend in passing and he pointed out the law is blah blah" and ask him if he wants you to show him the website. He will probably back down. But be prepared -- he may evict you if he gets pissed. And he doesn't need any reason to do that.

If the lease says anything about a pet deposit with a price of the deposit he can do it. If he did not then he can't but if the lease does not say you can have pets he can cause a problem for you anyway. So if nothing is in the lease about pets it might be best just to pay for it so you can keep your pets there. Otherwise he can demand a deposit and say that pets were not in the lease and take you to court for it, so you have to be careful with that one.

Check your written contract given and signed by you at the time of renting! It should list the rules and regulations of what is allowed and what is not. If you have already paid a deposit for the 4 pets at the time you rented, I see no reason that he is asking for more deposit! Unless it is an annually thing!
Something doesn't sound right maybe he is trying to pocket some extra cash!

You can easily answer this question for yourself. Get your lease out and read it. If it's unclear, or says yes he can, you're stuck. Your best bet is to try to negotiate with the landlord.

its heresay it doesent matter if he actually did it or not, hes the landlord and you cant prove he actually said that, i was in the same situation with my cat, but i told him i got rid of it ( but i didnt ) and if he ever stops by and sees your animals dont answer the door or hide them, including the litter box ( if you have a cat) food, toys etc , and if he does happen to see one of your pets tell him your petsitting for your mother cousin brother uncle, friend, or whoever :)
