There is nothing in Oregon law of which I am aware which indicates that a month's rent is a penalty for entry without proper notice. You should have asked them to immediately leave since you had not been notified. Also lodge a complaint with management about the situation. |

I am not a lawyer, so I don't understand those documents. I don't know about the laws in your state, but in my state, you have the right to defend yourself and your property, even if that requires lethal force.
I don't care where I am, if somebody violates my rights and unlawfully enters my place of residence, they will find the full terror of me and possibly a bat. |

Send a registered letter of conplaind specifying everything that you are saying here and send a carbon copy of this letter to local law enforcement and any tenants group in your building. Specify to the land lord that a Carbon Copy has been sent to the parties above. Also consult a lawyer or state that you intend to consult a lawyer within the letter. |

First, reading the notice there are quite a few reasons listed as to why the landlord is allowed to enter the property. Did the landlord enter for one of those reasons? If so, then they did nothing wrong.
if the landlord did enter, unannounced, then the statue does not state you are owed one months rent. It states "tenant can recover damages amounting to no less than one month's rent". That is quite a different statement than "they own me one month's rent".
Personally I believe you have a huge uphill battle here. There are so many ways the landlord can enter your premises that it's nto really worth fighting. First, one of the things is if you have been absent for 7 days the landlord is allowed to enter. all the landlord needs to say is "I called and stopped by a week ago. No answer so I entered the premises". Of course, the landlord could have "smelled gas" and thought there was a leak so they entered the property under the emergency condition. Then again, maybe they were to serve notice. Another legal reason to enter the premises.
Good luck, but I don't think you'll be able to get anywhere with this. |

duhhh... You all apply to them for the one month's rent if it is in the law and if he refuses then each and every one of you should sue him in small claims court. When the judge see 4 or 5 lawsuits against the same landlord he'll get mad and nail him to the wall. |
