The odds of you being arrested for trespassing before the 20 years passes are pretty darn good.
Someone owns the property. If it is not an heir it is the state. I have property I own in Colorado that I never visit, I just pay the taxes and to have it cleared every couple of years.
There is no requirement that owned property be resided on by the owner. |

Doesn't mean anything. The property is more than likely tied up in probate which sometimes can take years. As long as the executor of the estate is maintaining the upkeep and a paying all property taxes then nothing can be done. Check with the court clerk on the status of property taxes to see if they are current. If there are taxes owed on the property they would have to be paid before the city would release the property to you. There are no squatters rights in town. |

I do not know any state that you can just take someone else's property without paying for it and transfering title. Contact your taxing authorities to see who owns it and contact them directly. |

I Buy And Sell Houses

You "herd" wrong, unless you were like Dr. Doolittle talking to the animals.
Someone owns the house. Probably the heirs. Maybe, if taxes haven't been paid, the city or county has foreclosed on it for nonpayment of taxes. But there is an owner. And you have to buy it from the owner.
To find out the owner, contact a Realtor. Or search online. Use the search term "[County] California Tax Assessor," where "[County]" is your county, like Los Angeles. Most jurisdictions now have tax records on line. Find out who owns the property. Then make an offer to purchase it.
If it's owned by the county, then it'll be sold at some point. Most jurisdictions sell tax foreclosures, often with an auction process, once or twice a year. But it's far more likely that it's still owned by an individual, probably a child (or children) of the deceased owner.
Or it's possible that the house is tied up in probate. Or that the kids are fighting over the house. In that case, there will be an executor of the estate. You'd contact the executor and offer to buy the property. However, when there are multiple owners (or potential owners), it's often very difficult to get them all to agree on a sale.
You ask about "adverse possession." A common example is when there's a fence separating two properties. But the fence was placed a couple of feet over the property line. After a specified number of years, in some jurisdictions, under some conditions, the person with the extra property may be able to claim the property under adverse possession. But you can't do it by becoming a squatter.
But, no, you can't "take over the house." If you trespass, you very well could end up in jail.

Yes you can, ADVERSE POSSESSION in California is rare but you have to occupied the property and make it known for 5 years. During this time you have to pay the property tax. This is assuming the property was owned free and clear, but if there was a loan on it the bank would of foreclosed and sell the property already.

There is NO opportunity for you to gain ownership of this property via adverse possession. You do not understand the concept in the least. "Adverse possession' refers to parcels of land which have been continually used by another other than the owner for a specified period of time as if the property were theirs. That also includes paying property tax on the property as if it were owned by another person.
The period of such use varies from state to state, but is generally not less than ten years. If you plan to obtain ownership of a property via adverse possession, you have a LONG way to go. |

You should retain a property lawyer for this one. You're going to need one eventually during the process of filing. You wouldn't want to leave any loopholes or openings for people to scoop your opportunity over a mere technicality. Especially after you've invested time or money into the property. Sounds like something worth going after.
But don't get your hopes up. It's rare for someone to walk away from, or someone to not already be on top of, something with equity. |
