I live in a nice neighborhood in Austin, TX. A couple of years ago our neighbors 3 houses down the street moved and a large family moved in. I never saw that the house was "for sale" (no signs in the yard, etc) so I wondered at the time what happened. (If anyone knows how the property changed hands in this manner, I'd like to know). The house is a beautiful house, but the new neighbors turned out to be very undesirable and in a short time the exterior was looking shabby (unmowed lawn, no yard care at all, dying plants, vehicles parked everywhere, tires laying around, a broken window or two). I assume the house was foreclosed on a few months ago as the "owners" are now gone and have left behind a legacy of filth and disrepair. Out of curiosity, I peered in a few windows around the house and my bold husband tried the garage a couple days ago and it was open, so we took a quick walk through the place. I was utterly shocked at the level of ruin this place is in. The carpets are destroyed throughout the property, Appliances pulled away from the wall and rusted out, art niches with the sides smashed in, many broken windows, the ceiling above a 2 story stair has water damage and is peeling/open. The place is a nightmare, YET the structure and design of the house is still intact and holds much promise with restoration. It has a large yard with a few trees (still living, unbelievably)...it is full of all kinds of abandoned crap and furniture at the moment. We really like the house but its certainly in no shape to sell. I am wondering what will happen with this house? I guess it must have been up for sale at a trustee auction (sheriff sale) but I don't know. There are no signs in the window as far as a HUD sale or anything like that. There is a lockbox on the door and thats it. How do we find out more about this property? I would imagine it would sell rather cheaply in the condition it is in. Is it possible for it to sit vacant for a long period of time? It has already been vacant this fall. What happens to homes in this state of disrepair? Do the banks attempt to clean/fix them before sale, or sell as is? Any info would be appreciated. Thanks! |

I bought my house through a sheriff's sale. The bank will not put any money (usually) into cleaning or renovating a property. They've sunk enough in as it is. The lock box is probably the mortgage company's. Public records should indicate who holds the mortgage on the property. You can try calling them with the parcel number to get information on where it is in the foreclosure process. If you were hoping to get a deal buying the property and it has not gone through auction you could attempt to contact the owners and offer them what they owe or slightly more to prevent them from having a foreclosure o their credit. If they won't agree or you can't find them you could bid on the house at auction. If the house has gone through auction and has sold, you could contact the current owner (this may be the bank) and offer to buy it from them. The bank and the sheriff's office (or website- more and more are listing them online) should have more information for you. Trust me, they want to get rid of this house so they are more than helpful. |

That is a typical foreclosure status (interior wrecked by furious homeowner). If there are no signs try calling a local realtor and see what they can find out for you.

depends on the state and local laws. in many counties you can look up online who owns a house just by the address thru the county assessors website. that is where i would start. IM or email me if you wanna know more. we are currently looking to buy a foreclosed house in AZ |

If there is a lockbox on the house, contact a realtor, as it is obviously listed with someone. The realtor should be able to show you the house. Generally, banks sell foreclosure properties completely 'as is' and sometimes it is hard to get financing. Good luck! |
