I have been renting in london for 2 and 1/2 years now with my fiance, we have recently moved flat and where we are now is really nice but i still pay my rent grudgingly as i wish I was paying a mortgage because at least the house would be mine. I am scared of buying now because of the credit crunch, but i dont want to miss the bus if you get me with house prices falling. How much further are they likely to drop and when would be the best time to buy considering the current situation? i dont want to wait and wait and suddenly they shoot up in price again

There is no shame in renting. Save a bigger deposit than you need. If that is not a major problem then go and buy a house. Also try and buy a house that one of you can afford. That way you can afford for one of you to lose your job. Also if you have a relative or friend who you deeply trust. Allow them to rent a room off you and save the money for a rainy day.
Also keep an eye on those house prices. They will drop a bit more yet. Also dont feel you have to buy in London.
Also try buying up north and renting out and keep renting yourself down south. Houses are cheaper up north. Again apply common sense. |

One option for you could be a 'rent and buy' scheme.
Councils use it to sell off surplus houses - you still pay rent - but part of it goes towards actually buying your property - I know of someone who's doing that right now (north east England) and she's much better off than having a full mortgage.

u need at least a 10% deposit now and you cant get any money on top of it to refurbish of pay of debts etc. Prices are likely to drop another 4% in the next year so im told. I am selling my flat at the mo and I was told prices will not go any higher for at least the nxt two yrs. If you want to move to scotland you can buy my flat, only £65,000 bargin ha! totally refurbished and redecorated. Wish it was in London I'd get about £250,000 for it. |

House prices still have some way to fall, I think. Look at the Halifax and Nationwide monthly figures and wait until they flatten out.
The market usually goes dead over winter and picks up again in the spring, when the flowers and leaves come out, so you can wait until then before buying. There's no rush.
In the meantime, try and save as much as you can for a deposit. Mortgages are not going to be easy to get for a couple of years I fear, and banks like people who can save.

What credit crunch? Houses are at their lowest in many years and will slowly start going back up before you know it. There's no better time to buy a house than now - if you can afford it. |

Buying now is great, it is the absolute best time. Just make sure you have enough money at the end of the month for things that you would like to do to your own home, it is worth it. |

you should wait until you think the house prices are as low as they will go then buy and hope they go up. This is a great site about home loans.
