We have just found a house that we like and plan to make an offer. This house has been listed since December 2006. But after reading the Seller's Disclosure, we found out that the seller had the house inspected in February 2007 (two months after the house was listed -> problems?). The seller disclosed that there's "Active infestation of termites or other wood destroying insects" and had the property treated for termites in early March 2007 (The treatment included 1-year warranty). We're not so sure now if we should go ahead with the offer because the house has been infested with termites. Also, the original list price was $183,500 (in 12/2006) but has recently been reduced to $177,500. Please advise. Thanks. |

No... don't buy it because of the impulse that you like the house. Think that the investment you make won't be increasing in term of value, but decreasing instead. It's not a wise investment. You should try to look for another location, not just other house in the same sorrounding area. |

Firstly, my main problem is the insect damage. Even though it was treated, how much damage was done to the wood? I don't know what market you are in, but I would definately low ball this offer if you are still interested in the house. Otherwise, spare yourself future headaches and do not buy this house. |

Have another termite inspection done to see if the infestation is active. You could ask the seller to foot the bill. Be there for the inspection, so the extent and type of damage can be shown and explained to you.You mentioned a one year warranty. What kind is it, retreat or damage bond? The first is practically worthless, the second insures you if damage is done by termites after the treatment, the pest control company is on the hook for up to the amount of the bond. You don't mention what area of the country you are in, but termites are pretty common in the southern U.S. In and of itself, a one time infestation that is successfully treated need not be a deal breaker. |

you COULD have your attorney put in the contract a clause to have another inspection BEFORE the closing...to be paid by the seller. It's good there's a warranty, what's important is what does it cover? If the problem shows up again...who pays for the treatment? It would do you well to find out if this is a recurring problem or is this the first time it happened. Find out the history of this place, do some research, talk with the inspector who did the initial inspection and get some answers from him....his job is on the line w/this warranty too!!!
Talk to neighbours, find out if this is a problem with other houses in the neighborhood. It's not a big problem if it's isolated and is treated properly, but if there's a recurring problem in this house or the neighborhood, you may want to reconsider your purchase. Bottom line is "do your homework" don't quit just yet.

offer with your own inspection. if your inspector says no, then run away. You have an option to get out if you don't like the inspection results. It will cost you 5 to 6 hundred dollars for the lawyer and inspector but you can get an estimate for repairs. The warrentee only covers additional treatment. what damage is there???? |

There is so much on the market everwhere right now that I'm sure you could find something else that you like around the same price range, without the future headache. |

hello yes i house if u like it send me some pictures ill see it than ill see if u should buy it but right now ur saying it has termites i would never buy a house that has termites sorry for the termites and that its like 177,000 you know ur going to be paying like 1200 on monthly mortgage right 100 on water 100 on electricity and what about them tax's yep so where r u welling to buy this house California i understand anywhere else yep don't buy it

Have your own termite inspection done, withholding the offer pending the results of that, along with cost estimations of repairing the house. Then with the information in hand, you can lower your offer accordingly.
Showing the owner the data you have gathered will put much more weight behind your offer! This is good policy when contemplating any expensive, previously-owned item. |
