We are renting a 3 bed council house with good back garden and drive to front in a fairly nice area of a fairly nice town. We know we want to stay here for a long time but don't know if now is the right time to buy.
We are entitled to a £39,000 discount but think maybe we should wait and see if house prices come down even more?
We comfortable afford our rent at the moment but the current mortgage repayments might be a bit of a squeeze to be honest.
Your advice? Additional Details Did own our own home previously but sold in 2000 and moved in with family to save up a better deposit. What happened? House prices went through the roof and we couldn't even get a mortgage for a family home in our area. Bit scared of taking a risk when I know we can rent forever but want to leave our children something - our own parents could never help us. |

I take it you have been looking at mortgages and are fully aware of how much you may have to pay. If you would find this difficult you maybe better holding off until intrest rates drop again
On the other hand you are getting a sizable discount and which will mean a smaller mortgage, if you would find it difficult in your present situation to pay a mortgage you will haveno chance of getting a similar property on the open market at a later date (property prices will start rising again with 18 months) |

It depends on your circumstances really - if your council house is in good repair and good order....with the discount it is usually a good bargain (a big back garden is not to be sneezed at these days).
If you have someone you could leave it to, it`s a wise investment. A good way of hanging on to some of your money - many council-house tenants have paid for their rented house many times over.
The downside is that - for a few years anyway....you will probably be paying above the local rents. And of course you will have to maintain your own house - this is why you take a good long look at the state of it - will it need a new roof, or windows, or new anything soon? These are very big expenses these days.
What usually happens if that at first you are paying more than the local rents, but as the years pass, this will reverse, until you are paying a lot less than the local rents.
Also, if along life`s path, you become better off somehow ...you can pay it off early. There is a certain pride in owning your own house.

I disagree - prices aren't likely to drop too much more, and even if they do, they'll go back up again within 5 years and you're not likely to sell before then.
The £39,000 discount easily out-weights any drop in house prices that will be caused by the 'recession' we are expecting.
If you can add value, even better, but even if you can't - I think it's probably a steal (as all council deals usually are - depending on the area).
Make sure you shop around for mortgages though, a lot of lenders have been pulling their better deals in fear of investing too much in mortgage lending - have a look to see what deals are still on offer by the high-street banks, and remember, interest rates are expected to increase over the next year so bear that in mind when considering repayments. |

Rent is forever and increases annually in 25 years it will have double at least, your house will be yours paid for and worth possibly 3 times more than you paid for it, you dont have to be a rocket scientist to work out which is best, House prices have been up and down for 30 plus years but on the whole they have doubled every 6/9 years. |
