BUY if you are going to be in the area for a few years or more.
You may think renting saves you money on mortgage, taxes, maintenance, and insurance. But your landlord has to pay for all these things so he just passes the cost on to you with a fair (hopefully) market value attached. So you are paying for them anyway. And paying more to top it off!

I would definitely wait till the market goes down,alot of people took advantage of the low apr's in the last couple of years and with the rates climbing, the market will ease and that will be the perfect time to buy at a lower(much lower)price. |

When you get older, you realize that renting sucks. Unless you are at an apartment complex, which usually sucks too because of parties and noise, your rent check goes directly into your landlords bank account. Thats how homeowners get rich. I'm 26 and settling down with my fiance, buying a home will drastically improve your credit and buyer's rating, making it easier for you to enjoy life. Hopefully you make enough money to qualify for a homebuyer. We hate renting homes from dill holes who just want our rent check, and don't know how to fix anything. A tip: if you rent a house from a homeowner, chances are they won't know how to fix your repairs at the house, they'll call a professional and it'll take a long time for them to come out. |

1.Pay rent for 20 years and what you at the end, OR
2. Buy a place, make mortgage payments for 20 years, pay taxes for 20 years, pay for maintenance for 20 yrs. Pay for fire insurance for 20 yrs, etc. What is the value of the place in 20 years.

Buy it!!! The money you spend on rent you could be spending on the mortgage payment. All you need is a little down payment and sometimes zero down. Talk to your local banker about loan options and have an idea of the price of home before you go in. |
