Hello All!The facts.Owe 99k asking 135k Round Rock,TX (Suburb of Austin) leaving us w/24k and change(after all closing and 6% Realtor fee) I am disabled(counted as income) our credit is medium high, wife is a waitress so income(not counted)in loan if able to sell to move back to Vermont.Realtor insists we spend close to 5k to paint our interior.House is 1 floor,attached garage,4 side red brick, 10 yrs old,1690 sq/ft,with large fenced yard.New central ac/heat and pergo floor.Can we afford to sell and be able to buy in Vermont after expenditures?Looking at nearly anything in the 80k to 120k area, which in Vermont is not to hard if located north or southern VT.Also what price range should we be asking and what price range should we be looking into?One last one.Do we even stand a chance at getting a loan in Vermont as I have heard that the banks have become much more restrictive in loans of all sorts?Anyone with professional knowledge regarding these issues appreciated.Combined $40k income |

$5k to paint a 1690 sq/ft house? Let me guess - the realtor recommended someone to do the painting for you, right?
I'm in Northern California and you can get the inside of a house done (similar size house) for about $2k. In your case, you could probably get a bit of a lower price since you're probably just going to paint everything that same blah off-white/yellow that all the realtors love (but everyone else HATES.) For $5k, I'd expect a 2500-3000 sq/ft house with a color scheme covering a dozen different colors.
If the existing paint job is still in good shape, not more than 3-5 years old, and already pretty neutral in color, you probably don't need to bother, or at least, probably don't need to do the entire interior... Could you and/or your wife do this yourself? With one person with a roller, and the other with a brush to do the edges, you can bang out a room in about an hour.
As for Vermont, I'd try contacting an agent there and just run some preliminary numbers with him/her to see what you could afford. Take a look at http://mls.com, which is a national real estate listing website to see what houses are going for in various neighborhoods in Vermont.
Finally, for the loan, as someone who just re-fi'd last month, I can tell you the banks are getting VERY selective with their mortgages - even though it means they're turning down people who would normally have no problem getting a loan (and I mean a real loan - not one of those stupid sub-prime scams that got us all into this mess...)
The primary things the bank is going to look at are your credit score, your income, and your debts (car loan, credit card balances, etc.) You will probably want to report your wife's income for the loan, even if it isn't very much. Also, anything the two of you can do now to improve your credit score(s) and reduce any outstanding debts will only make it easier to get a loan. Ideally, you want your credit score to be 650 or higher. 700 would be really good. Pay your bills on time (even if it's just a minimum payment) If possible, pay more than the minimum payment on loans - especially your credit cards. Pay down your credit card balances (in fact, try not to carry one at all). Don't open new credit card accounts. These are the big things that can have a positive influence on your score after just a few months. |

When a realtor 'insists' you need to paint, you really must need to paint. Realtors HATE losing clients by telling them they have to do anything, because they KNOW, if they tick off the client they very well may lose the client. It's a TOUGH MARKET EVERYWHERE right now. So PAINT!!
My question to you, is what is your hurry? Is there a reason you MUST move so fast? Granted, I personally would prefer VT to TX, but that aside, I think if you could hold out another year, your chances of selling for a better price might be better.
Other than that, I can not answer any of the other things for you, as I am not located in those particular areas of the country. But I DO work in a real estate related industry, and I can tell you for a fact, the advice I am giving you is solid. It's going on all over.

Don't use any realtor asking for 6% at this time. That is just crazy. Plus you just put in new central ac/heat and pergo floor. Is this info stated on the listing sheet on the home. Buyers love to see new central ac/heat. NO DON'T PAINT. Find a new realtor, if they dont go down to 5%. |
