To survey or not?
My son is looking to buy his first house and has been adviced by the mortgage lender (Nat. West) that a survey isn't a legal requirement, i say it is, but if not i say he should get one anyway. He argues that Nat. West know best. Any thoughts?

I have read all your answers as has my son, i want to thank everyone for their advice. My son says it's down to money or lack of it as he is working to a very tight budget. I can't pick a best answer as they all helped immensley.

It's worth remembering that if you're buying in England and Wales, the seller may have included a condition report in the Home Information Pack (maybe Natwest were referring to this when they said a survey was not needed).

If a condition report is not included in the HIP or you're not in England or Wales, get a survey - OK a full structural survey is not a requirement by most lenders as they will do their own valuation survey. Try to get a look at this as it will have notes on where there may be issues (most valuers will spot potential problems as they could affect the value). If you are unable to get a look at the lenders survey it may be worth getting a basic survey (less than £200) which should spot all the obvious problems. The only safe way is to get a full structural survey - but it's going to cost up to £500. But it could save thousands in the long run.

I have never heard of a mortgage lender that will lend without seeing a copy of a valuation survey (how else would they know if they were lending the correct amount for the property), a valuation survey is the minimum, it is sometimes called a mortgage survey as it is ultimately very basic, there are many different types of surveys that vary in price but as houses now have HIP's then this should include some of the requirements. He may not be paying for a valuation survey as most lenders offer this for free on certain products.

A survey is not a legal requirement. But having one can protect you from legal issues later in life. It really depends upon the property as to how much it is needed. If your son is considering buying in a non new constructed subdivision that doesn't have neighbors houses 10 feet from each other, a plat may suffice quite fine. But if the property is new construction or rural I definitely recommend getting one. In any case most first time home buyers usually can't swallow the expense of a survey when it isn't legally required for them to have one.

Get one done i wish i got one done when i got my house I'm still getting it sorted out now its just one thing after another but if i got the survey done in the first place it would have saved me about 15 grand plus

Its a choice a survey...but if he does buy without one and there are problems can he afford to sort it out..why not pay a few hundred for a full survey than save these few hundred and face a bill probably several thousand worth for damp or stuctural problems....there is no easy way to buy a house which is his biggest purchase in his lifetime...why not do it properly..remember the saying a fool and his money are soon parted...don't let that be him....In all the yrs I have been buying property... I have never EVER heard of a lender not wanting a survey they usually want a valuation or full structural to determine the value of a property before they lend......advise him wisely....

It could save you lots of headaches in the future and it isn't terribly expensive. When I bought my first house the lender required a survey. It was not a legal requirement then and I am sure it isn't now. Some people think of it as cheap insurance to prevent arguments with neighbors or you may never need to refer to it again in your lifetime. Do whatever makes you happy.

There are 3 kinds of survey in the UK

A valuation survey.
A Home buyers report.
A full structural survey.

The valuation survey is the minimum a building society requires to prove the house is worth the you want to borrow.

A Home buyers report is more detailed, but he wont lift carpets and make close inspection it will point out very obvious defects.

A full structural survey is much more detailed and would pick up most faults suggest required work to repair and is a great bargaining tool to use to have a reduction in the price of a house. If it finds a major problem you may even chose not to buy it.

Obviously when you buy a home you want to save every penny but it may be a false economy if there is a major structural fault that he has to pay for, which a structural survey would have picked up.

Normally the newer the building the less likely there is being a problem, another thing to do is ask the neighbours what problems there are in the houses some may be due to poor design others due to poor build quality.

Always get a survey. What is the point of buying a house and not knowing if it's got damp/structural problems etc. The bank are so wrong in telling him not to do it. As I understand it lots of lenders require this to be done. The man at the bank is an idiot. What happens if there is a problem in a couple of years with the house, he has no recourse.
